HomeMy WebLinkAboutNORTH COLLEGE PROPERTIES PUD - FINAL - 48-87A - CORRESPONDENCE - RESPONSE TO APPLICANTC CITY OF FORT COLLINS OFFICE OF DEVELOPMENT SERVICES, PLANNING DEPARTMENT December 7, 1987 Mr. Earl Klingensmith Expert Auto Sales 1420 North College Avenue Fort Collins, CO. 80524 Dear Mr. Klingensmith: This letter is to serve as a summary of our meeting of December 7, 1987 attended by yourself; Dick Rutherford, Stewart's and Associates; and Anne Fernan and Ted Shepard of the City of Fort. Collins. The following repre- sents a time line of events and the obligations to satisfy the zoning viola= tion on the property: 1. December 14, 1987: Anticipated final approval of the P.U.D. 2. December 28, 1987: Expiration of the appeal period for the P&Z action. 3. January 1, 1988: The Zoning Administrator will issue a temporary certi- ficate of occupancy to allow the used car sales in the H-B zone. 4. February 1, 1988: The temporary certificate of occupancy will expire. In its place, the improvements called for on the P.U.D. document must either be in place and ready to be inspected or these improvements must be covered by a letter of credit, performance bond, or escrow account. It is important that the letter of credit, or other form of surety, be accompanied by the landscape bid. The amount must be for 125% of the value of the bid. The expiration should be July 31, 1988.which will allow one full planting season for the improvements to be installed. Any changes to the approved landscape plan must be reviewed by the. Planning Department. 5. As owner of the business, you may apply for the sign permit. This is a separate procedure. The leading edge of the sign must be setback two feet from the property line. There must be at least six feet of clearance between the sign and the ground. You may apply for the permit any time after December 14, 1988. OFFICE OF DEVELOPMENT SERVICES, PLANNING e P.O. This should occur at least one month before the expiration date on the letter of credit of July 31, 1988 so any corrections can be made. Don't forget to include the handicap parking space, the raised handicap parking sign, and the bicycle parking.
