KNOW ALL MEN BY THESE PRESENTS That the undersigned being the owners
of the following land to=wit:
A tract of land situate in the Northwest a of Section 1, Township
7 North, Range 69 West of the Sixth P.M., City of Fort Collins,
County of Latimer., State of Colorado, which considering the West
line of said Section 1 as bearing due North and with all bearings
contained herein relative thereto, is contained within the boundary
lines which begin at a point on the East line of North College Avenue
which bears North 3718.00 feet and again East 40.00 feet from the
Southwest corner of said Section 1 and run thence East 175.00 feet,
thence. North 102.00 feet; thence West 175.00 feet; thence South
102.00 feet to the point of beginning.
do hereby dedicate and convey to the City of Fort Collins, Colorado for
public use forever hereafter a right—of—way for North College Avenue
which begins at a point which bears North 3718.00 feet and again East
40.00 feet from the Southwest corner of said Section 1 and run thence
North 102.00 feet; thence East 20.00 feet; thence South 102.00 feet;
thence West 20.00 feet to the point of beginning.
do hereby dedicate and convey to the City of Fort Collins, Colorado,
for public use forever hereafter an 8.00 foot wide utility easement which
begins at a point which bears North 3718.00 feet and again East 207.00
feet from the Southwest corner of said Section 1 and run thence North
102.00 feet; thence East 8.00 feet; thence South 102.00 feet; thence
West 8.00 feet to the point of beginning.
It is understood by the undersigned that by acceptance of these
dedications the City of Fort Collins does not have the duty to maintain
the street and easement until such time as the street and easement are.
inspected and accepted by the City Engineer.
