General Information:
This is a request for approval of a subdivision and change of use to single-family attached at 1026 Linden Gate
Ct. (parcel # 9836442006). We propose to subdivide the existing lot and convert the existing duplex into
single-family attached units on separate parcels. The property is within the Low Density Mixed-Use
Neighborhood District (L-M-N) zone district.
The construction for the existing two-family home (duplex) was completed in September of 2023 (Permit
B2202106) and was built to meet single-family attached requirements for fire sprinkler, fire separation, and
utilities. We do not anticipate physical modifications or site work to complete the lot split and change of use.
The lot is currently 18,453 SF. It would be subdivided in alignment with the common wall between the 2 units
into an 11,870 SF parcel for the south unit, and a 6,582 SF parcel for the north unit.
