RE: Old Town North Fourth Filing, BDR 180003 — Manager's Decision
Dear Spencer:
On February 14, 2018, the City of Fort Collins Planning Services Department received
and processed a request for Old Town North Fourth Filing, being a subdivision of land
of Lots 8, 9 and Tract HHH, Block 9 of the Final Plat of Old Town North. This parcel is
located at the northwest corner of Redwood Street and Cajetan Drive. The purpose of
the subdivision is to replace a temporary tum-around easement and create a new legal lot
that would be eligible for a building perrnit for a single family detached dwelling. Also, a new
Tract A would be created and dedicated as common open space, and the side yard property
lines of Lots 8 and 9 would be adjusted. The property is zoned Community Commercial —
North College, C-C-N, which permits single family detached dwellings as an allowable use.
This request has been processed in accordance with Section 2.18.2 — Basic Development
Review — Minor Subdivisions, of the City of Fort Collins Land Use Code. In addition, the
request has been reviewed by the standards of Section 3.3.1 — Plat and Development Plan
Standards, and Section 4.19 — Community Commercial Zone District.
During the two-week open comment period, from June 21, 2018 through July 5, 2018, no
letters, e-mail messages, phone calls, or personal visits to the Planning Services
Department have been received by the Planning Department regarding this request.
The Planning Services Manager hereby makes the following findings of fact:

1. Old Town North Fourth Filing, BDR 180003, has been accepted and properly
processed in accordance with the requirements of Section 2.18 of the Land Use
Code including a two-week open comment period.

2. No letters, e-mail messages, phone calls, or personal contact with the project planner
have been received.
3. Old Town North Fourth Filing complies with the applicable sections of Article Three,
General Development Standards, of the Land Use Code, particularly Section 3.3,
Engineering Standards.
4. Old Town North Fourth Filing complies with the requirements of Article Four, Section
4.19, particularly with the requirement that a new lot for a single family detached
home not exceed 6,000 square feet.
5. The proposed use, one single family detached dwelling, is a permitted use in the
Community Commercial — North College, C-C-N, zone district and can be
accommodated on the proposed lot in compliance with all setbacks, and can be
served by utilities, all of which will be reviewed and verified at the time of Building
Permit Application. Tract A is dedicated as common open space.
Based on these findings of fact, the Planning Services Manager of the City of Fort Collins
makes the following decision:
