addressed accurately.
02/26/201 S: I don't believe that Osiander St. is being shown accurately on the
construction plans. Make it clear where the existing (current) improvements
are/end and what is future and/or "by others"

06/12/2018: Make sure that the topo plan and plat that are included for
reference, are current, revised versions. All revisions on those documents
need to be reflected on the copies included in the utility plan for reference.

06/12/2018: Please include a signature block on the utility plans for the ditch
company.
02/26/2018: I understand that the applicant is working with the Lake Canal ditch
company regarding an easement for the existing box culvert at the southeast
corner of the site. The easement will need to be included on the plat and plans
once it is finalized.

06/12/2018: Comment addressed. Please note that the property owner(s) will
be responsible for initiating the easement vacation once the conditions of the
DA are met.
02/26/2018: The existing temporary turnaround easement will need to remain
until Osiander is connected to Redwood and Alley L is connected to Osiander
(per the original Development Agreement). Another option would be to
dedicate a replacement temporary turnaround easement and then vacate the
existing one. Once the roadway connections are complete, then the easement
can be vacated by separate instrument.

02/26/2018: A Development Agreement will be required as part of this project.
Comment Number: 9 Comment Originated: 06/12/2018
06/12/2018: There are now sections of the proposed alley that do not have the
8' easement and setback on both sides. There should be a typical section in
the plans that illustrates this condition.

06/12/2018: For any rock material note following requests:
A. Avoid using large river rock around 1 gallon or smaller plant material - this is
failing on multiple projects as the plants cannot compete with the large cobble
and are fighting to grow up and through.
B. Use 1.5 inch or less rock material if/when chosen as a material and/or pea
gravel especially for any 1 gallon shrubs or smaller plant material.
C. Police services does not prefer large river rock cobble as this material
poses a danger for ankle injuries if/when crossing over it during emergency or
other security operations.
D. Please only use large river rock cobble for river features and/or stormwater
stabilization purposes not general landscaping.

06/12/2018: The "Option A" landscape plan is rather complex. A heads up it
may be difficult long-term to maintain this design to a level necessary along a
highly visible roadway. It might be worthwhile to simplify this design. Something
to consider.

06/13/2018:
Please explore the opportunity to add additional street trees along Redwood.
There appears to be room for 2-3 additional trees, even within the site triangle.
Please include all utilities on the landscape plans in order for Forestry to review
tree-utility separations.

Please use a Linden in place of a Honeylocust on the Option B sketch.
Comment Number: 9 Comment Originated: 06/13/2018
06/13/2018:
Option A appears to present future maintenance concerns due to the detail of
the landscape design (turf mowers will have a difficult time maneuvering around
trees and mulch/rock shrub beds. Option B appears to be a much more feasible
design.

06/13/2018: On the Landscape Plan, please note that Ornamental Trees may
be placed to within 15-feet of a streetlight. Please add Ornamental Trees
so there is no 80-foot gap in tree plantings along the street.
