Please note that the property owner(s) will be responsible for initiating the easement vacation once the conditions of the DA are met. 02/26/2018: The existing temporary turnaround easement will need to remain until Osiander is connected to Redwood and Alley L is connected to Osiander (per the original Development Agreement). Another option would be to dedicate a replacement temporary turnaround easement and then vacate the existing one. Once the roadway connections are complete, then the easement can be vacated by separate instrument. Avoid using large river rock around 1 gallon or smaller plant material - this is failing on multiple projects as the plants cannot compete with the large cobble and are fighting to grow up and through. B. Use 1.5 inch or less rock material if/when chosen as a material and/or pea gravel especially for any 1 gallon shrubs or smaller plant material. C. Police services does not prefer large river rock cobble as this material poses a danger for ankle injuries if/when crossing over it during emergency or other security operations. D. Please only use large river rock cobble for river features and/or stormwater stabilization purposes not general landscaping. 2 . A heads up it may be difficult long-term to maintain this design to a level necessary along a highly visible roadway. It might be worthwhile to simplify this design. Something to consider. Option B appears to be a much more feasible design. Moving forward, the applicant and consulting team are expected to contact each of the departments on an individual basis in order to resolve all outstanding comments. Staff will mail out the notification letter advertising the two week open comment period. This comment period will be from Wednesday, June 20th to Thursday, July 5th. At the conclusion of this comment period, Staff will forward a decision request to the Planning Director who may approve, approve with conditions, deny or continue the item based on compliance with applicable standards. As you are aware, there is no public hearing.
