ROW annexation for the full width of CR 38E in accordance with our standard
annexation practice. Make sure to include the intersection area in this annexation.
03/19/2018: It appears that County Road 38 is not included in the annexation - this
is in the growth management area so it seems like we'd be annexing this with this
project. Is there a reason this has been excluded?

03/28/2018: City Land Use Code requires that to the extent reasonably feasible, all
plans be designed to incorporate water conservation materials and techniques. This
includes use of low-water-use plants and grasses in landscaping or re-landscaping
and reducing bluegrass lawns as much as possible. Native plants and
wildlife-friendly (ex: pollinators, butterflies, songbirds) landscaping and maintenance

03/28/2018: In regard to lighting, especially LED light fixtures, cooler color
temperatures are harsher at night and cause more disruption to circadian
(biological) rhythms for both humans and wildlife. Warmer color temperature (warm
white, 3000K or less) for any LED light fixtures is preferred. Please also consider
fixtures with dimming capabilities so that light levels can be adjusted as needed. Site
light sources shall be fully shielded and down-directional to minimize up-light, light
spillage and glare [see LUC 3.2.4(D)(3)]. For further information regarding health

PFA has no comment relative to annexation; however, subsequent development of
this site will be subject to review and comment relative to the adopted version of the
International Fire Code in place at time of plans submission. The site shall be

The City Council Hearing for the Resolution finding significant compliance is
scheduled for April 17, 2018. The Planning and Zoning Board Hearing for
recommendation to City Council is scheduled for May 17. City Council 1 st Reading
is scheduled for June 5, and 2nd Reading on July 3.

Based on the Engineering request for additional ROW on W CR 38 E, we need
revised plans to reflect this change including annexation map, legal description (on
map and separate word file), Petition for Annexation, and 4 large plots of map.
This new information is due next Wednesday April 4(deadline for 4/17 Council
Hearing). Please let me know if you have any questions on this.
In providing these changes, this can act as the 2nd submittal, so coordinate with the
DRC staff to schedule R2 packet.

and the South Fort Collins Sanitation District. Please contact them for water and
sewer availability and requirements. The City of Fort Collins does have adequate
water and sewer facilities in the vicinity to service this property if you choose to
