I have some questions about the Gateway at Prospect project. Is there a map online that shows the different zoning areas? Are they going to be developed all at once, or phased in? Response: The development will be done in phases. Does the City have an interest in annexing Boxelder Estates? Response: No. The only possible way for the City to annex Boxelder Estates would be if the entire subdivision becomes an enclave, that is, totally surrounded by the municipal boundary. If the subdivision becomes an enclave, then the City could annex it into the City but only after a period of three years. Are you going to put the apartments closest to the Highway? � � Response: No, at thistime, the apartments would be located on a portion of the property zoned L-M-N, Low Density Mixed-Use Neighborhood and E, Employment. This would be generally in the south-central portion of the site. What does zoning Employment mean? Response: Here is the Purpose Statement out ofithe Land Use Code for the Employment zone; Division 4.27 - Employment District (E) Purpose. The Employment District is intended to provide locations for a veriety of workplaces including light industrial uses, research and developrnent activities, offices a.nd institutions: This District al.so is intended to accommodete secondary uses that complement or support the primary workplace uses, such as hotels; restaurants, convenience shopping, chi.ld care and housing. Additionally, the Employment District is intended to encourage the development of planned office and business parks; to promote excellence in the design and construction of buildings, outdoor spaces, transportation facilities and streetscapes; to direct the deVelopment of workplaces consistent with the availability of public facilities and services; and to continue the vitalify and quality of life in adjacent residential neighbo "rhoods. What abouf the eventual I-25 expansion? Response: The applicant is eware that CDOT has plans for widening I-25 and the Prospeci interchange. And what does Urban Estate mean? Response: Here is the Purpose Statement out of the Land Use Code for the Urban Estate zone: Division 4.2 - Urban Estate District (U-E) Purpose. The Urban Estate District is intended to be a setting for a predominance of low-density and large-lot housing. The main purposes of this District are to acknowledge the presence of the many existing subdivisions which have developed in these uses that function as parts of the community and to provide additional locations for similar development, typically in transitional locations between more intense urban development and rural or open lands.
