Dear Mrs. Whisler:
The City of Fort Collins is pursuing the annexation of all eligible "enclave" annexations.
Property which you own, located along the Cache La Poudre River, befinreen Riverside
Avenue and Lemay Avenue, is included in the referenced enclave annexation, having
been completely surrounded by the City of Fort Collins since July 26, 1991. (Please
see the attached map fo� the location of this proposed annexation).
On Monday, March 17, 1997, from 7:00 to 9:00 PM, at281 North College Avenue',
representatives from the Current Planning Department will hold an informational
meeting to discuss the proposed annexations with affected property owners. The
meeting will be held in the main conference room on the first floo� (please enter the
building through the north entrance). If you prefer, individual meetings with the project
planner can be arranged by calling Kim Kreimeyer or me at 221-6750.
City staff is proposing that your property be placed in the Community Commercial,
Poudre River zoning district (see attached draft of the Community Commercial, Poudre
River zoning district). This zoning district is�consistent with City's adopted
Comprehensive Plan and Structure Plan map which was adopted Februa.ry 18, 1997.
City Council will consider the initiafion of annexation proceedings via resolution on
March 18, 1997. The Planning and Zoning Board of the City of Fort Collins, Colorado,
will hold a public hearing on the proposed enclave annexations on Monday, March 24,
1997. The meeting starts at 6:30 PM in the Council Chambers, 300 LaPorte Avenue.
Please be aware that due to the length of Planning and Zoning Board agendas, all
items may not be heard on the advertised date. You may call the Current Planning

being heard.
Following action by the Planning and Zoning Board, the first reading of the ordinanee
approving the proposed annexations will be heard by the City Council on May 6, 1997.
Second reading will occur on May 20, 1997. Annexation of your property into the City
will be effective 10 days after this second reading, May 30, 1997.
