File names should begin with the file type, followed by the project information,
and round number.
Example: UTILITY PLANS_PROJECT NAME_PDP_Rd2.pdf
File type acronyms maybe appropriate to avoid extremely long file names.
Example: TIS for Traffic Impact Study, ECS for Ecological Characterization
Study.

All plans should be saved as optimized/flattened PDFs to reduce file size and
remove layers.
Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be
removed from the PDF’s.
AutoCAD turns drawing text into comments that appear in the PDF plan set,
and these must be removed prior to submittal as they can cause issues with the
PDF file.
The default setting is "1" ("on") in AutoCAD. To change the setting and remove
this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and
newer) in the command line and enter "0".

the cut-off for routing the same week. When you are preparing to resubmit your
plans, please notify me with an expected submittal date with as much advanced
notice as possible.

The Director shall issue a written decision to approve, approve with conditions,
or deny the development application based on compliance with the standards
referenced in Step 8 of the Common Development Review Procedures
(Section 2.2.8).
The written decision shall be mailed to the applicant, to any person who
provided comments during the comment period and to the abutting property
owners and shall also be posted on the City's website at www.fcgov.com.

from the date of the decision. The project is not able to be recorded until it is
confirmed there are no appeals.

08/23/2023: FOR APPROVAL:
The plat labels the new subdivision plat plan as Lot 1 and also shows Parcel A
and Parcel B, but does not seem to show a parcel dividing line on the plan. It is
unclear to planning staff what the intent is. There was an assumption that this
was intended to be a single lot and parcel and the intent was to use it as a
single property.
The issue for planning is that a parcel line would be used as a property line for
determining setbacks, and would need to be shown not to conflict with the
existing building placement and setback requirements.
We would like to get clarity on the intent and revise the plat documents to avoid
confusion.
Possible options we had are:
Revise the plat to only have 1 lot/ 1 parcel
Or
If both parcels are under common ownership provide notes on the plans that
these two parcels are to be used as a single property and that a transfer of
ownership of a parcel would require a new plat.

After doing a site visit and looking at the provided site plan, it appears that the
fire hydrant is located within the dedicated ROW. In addition, the required 15-ft
of public utility easement provides the necessary easement width for the existing fire hydrant.
It looks as though the "Waterline Easement" extends up to the water meter
which is considered private. Therefore, the additional "waterline easement" is not
necessary. Therefore, once the easement is removed then no other
requirements apply at this time necessary.

Comment responses indicate the easement has been shown on the plat but
I am not seeing the easement and it does not appear to exist.
This easement would be along the west edge of Parcel A to encompass
the existing electric facilities feeding 2540 W. LaPorte.
A 10-foot easement would be preferred for future upgrade but could go with an
8 foot if needed. Please reach out to me directly if this is confusing or I missed
the easement somehow. Thanks!

the platting of the property, we would like to see the existing transformer and
electric primary placed in a Utility easement.

If this is PSD school property and buildings, then it is not regulated by the City
building dept and permits should go thru the school districts normal process.

I noticed that the main building on the site is built against its east property line
and does not provide the minimum fire separation distance required by the
building code. If re-platting, I strongly suggest removing the PL that divides the
the lots so that the fire separation is no longer an issue.
