Anyway, we met this morning and the review team believes you are going in the right direction. Here are a few comments: 1. The berm on the north should extend as far west as possible in order to effectively sereeh north6ound drive-th.rough lane traffic. We envision the plant material shown to be placed on the berm. The berm could be sculpted to curve to the southwest if necessary. If this cannot be done, ttieri the evergreen trees may need be supplemented with junipers that achieve sufficieint height to screen headlighfs. Is there any possibility of providing some plant material on top of the berm in the gap? (Pampas Grass?) 2. The benches in the plaza look very good. We recommend that you go with two of the smaller ones: (Two small benches will be used more since strangers tend to not sit next to one another in public.) They can be arranged, along with the bollard lighting, in a symmetrical fashion to frame the plaza: THis may require four bollards, not three. If the plaza b.ecomes the de-facto `'smoker's section!" then you will want to provide a decorative receptacle for cigarette butts and other sfuff. 3. We want to remind you that we hope to place the Boardwalk trees in their ultimate location so that if street widening occurs, the trees will not be lost. Marc Vi�ata is on vacation buf we understand that CLC is drafting a design of the widened street for ou� review. So, in conclusion, consider this the: "green ligfit" to pursue the "egual to or better than" option in lieu of providing a basement.
