A few ihings were not accurately calted out on the plans, which I w+ll attempt to c�arify in this Memo as well. To summarize the intent, this request for Alternate Compliance requests that we be allowed to have additional parking spaces based on providing site and landscaping amenities above the requirements oi the City of For1 Collins. As opposed to varying text on the plotted sheets submitted, this submitta! is based on a SINGLE STORY, approximately 4,013 square foot building with a drive through canopy. This site plan submittal requests a total of 26 parking spaces. A bicycle rack is included near the building entrance that would pro�ide parking for at least 5 bikes. In addition, per our meeting, the Bank would dedicate additional Right of Way to the City of �ort Coltins both along Harmony and 8oardwalk as depicted �he following exhibit with the sidewalks located per their Ultimate Locat+on. Trash is stored �nternally and would be contracted ta be taken off site by the cleaning crew, alteviating the need f�r an exterior trash enc)osure. Landscapa Plan (Sheet 4 of 6) This plan identifies morC of the items proposed as this enhanCed plan. As you will see, the amount of trees proposed has inc�eased by approximately one third. Street trees were added along Boardwalk (which would be slightly shifted to be closer to the sidewalk to prev�nt conflict with underground utilities}. Trees are added to the detentian area. This proposal includes a decorative concrete (colored concrete possibly including a stamped texture} plaza area a1 the entrance of the building as indicated by the hatch pattern. Th� area at the north of the drive through will be bermed to the extent possibte due to the limited distance to the sidewalk, and piant materials may be fine-tuned in this area to further ensure thai headlights are screened towards Harmony Road. Plant materiais were added alon9 the east side of the drive lane and in any areas that were identified as places allowing for potentia� upgrades. If the Alternate Compliance is allowed, the formal resubmittal will include special attentivn to p�ant selection to provide visua! interest and variety throughout the seasons. This proposal inc�udes an annual/perennial bed near the building entrance to enhance the pedestrian experience. A sma1l seating piaia r►ode is added along the sidewalk path from the entrance of the building to the parking area to serve as a semi•private seating area with a couple benches, proposed as eithe� straight benches or possibiy of a curoed plan �iew that can further deflne this seating node. We've include a copy of a couple options for possible metal benches, most likety in a color to match the anodi2ed bronze storefront window system or in a park bench green. We would also propoSe to add approximately 3 light bollards along this pedestrian connection from the front entrance to the parking field. A propvsed bollard cut sheet was attached in the packet de�ivered this aflernoon, and will be inciuded following this memo.
