Submittal Checklist Summary
Dear Ms. Dodge:
We are submitting the following documents for the Project Development Plan with
subdivision Plat for the Proposed Bank One branch banking facility at the southwest
corner of Harmony and Boardwalk:
• Application form is enclosed, along with a check for a portion of the filing
fee ($50.00 for sign posting and $.50 per label for 62 labels for a total of $81. 00).
P/ease note that the Project Development Plan (PDP) with Subdivision Plat Fee
of $5, 879.00 was paid by Bank One directfy to the City of Fort Collins, as was
reconfirmed this week. Therefore, the fotal amounts paid are $5, 960. 00.
• Three lists of names and address of all owners of record of real property
within at least 500 feet of the property lines for the parcel of land for which
the project is proposed exclusive of public right-of-way. Two sets mailing
labels and one reproducible copy are included as requested..
• Complete list of proposed Street Names for the development. (This is not
applicable as no streets are proposed for this development).
• Certification of Type 1 or Type II review: Per the enclosed copy of the
Conceptual Review staff Comments for the meeting dated August 27, 2001, item
1 indicates this will be a Type One review.
• Landscape Plans: 20 cr�pies, folded are included.
• Statement of Planning Objectives: 26 copies are included of our letter
referencing this.
• Transportation Impact Analysis (TIA) — 6 copies prepared by Eugene Coppola
are included.
• Site Plan drawings: 30 sets, folded are included.
• Subdivision plat: 23 copies, folded are included.
• Architectural Elevations: 6 copies, folded are included.
• Utility Plans (13 sets, rolled are included).
• Requirements for utlity plans checklist (1 copy is included)
• Drainage and erosion control report (4 copies are included)
• Soils Report (2 copies are included).

• Context Diagram (5 copies — 8 1/2" x 11 " are included)
• Lighting Plans (5 copies, folded are included.)
• Hazardous Materials Impact Analysis: As confirmed by Bank One, the bank
will not have a Hazardous Materials impact on the above mentioned site and
therefore this is not applicable.
• Street cross sections schematics: No new streets are proposed in this
development and thus this is not applicable.
� Copy of applicable conceptual letter and explanation of how issues have
been addressed. A copy of the conceptual letter is included, along with our
response letter addressing the proposed resolutions to the issues.
• Legal description of the site: Lots 1 and 2, Bank One at Harmony Market
P.U.D., Cify of Fort Collins, County of Larimer, State of Colorado. See attached
letter.
• Name and address of each owner of property within the boundaries of the
development plan area. The owner of all property withrn the development plan

• Explanation of any variance requests: A copy of a vanance requesf is
included with full explanation.
• Signed letters of intent indicating that all required off-site easement and
off-site rights-of-way can be negotiated in time for final development plan
submittal: None are anticipated at this time, not applicable.

Other information that the Director may require: No other requirements have
been established at this time.

the rolled Utility Drawings, they should be in order as called for on the checklist. Again,
