Dear Cathy:
Staff has reviewed the request for The Lodge at Miramont, Final P.LJ.D., and offers the
following comments:
1. Please refer to the attached redlined plans and comment sheet from Engineering.
Be sure that the plat and the P.U.D. are coordinated so.building envelopes do not
encroach into easements. Please make it clear that Tracf A is all the land area

outside the building envelopes and Tract B. �
2. Please refer, to the comment sheet from Technical Services. Please note that the
plat must be tied to section and quarter section corners. Also, it is unclear
whether or not the 7.5 feet along Lemay is actually being dedicated as right-of-
way by this plat. Be sure that line weight and font size are appropriate to be
reproduced into our new scanning system. (Note: we have had some problems
with final plats and P.U.D.'s not being able to be scanned due to line density,
boldness and font size.)
3_ Please refer to the redlined plans, Drainage Report and comment sheet from
Stormwater. Rlease note the SWMM comments are the result of a preliminary
review and thaf a complefe review i_s' currently pending. Additional SWMM-
related comments may arise with future submittals.
4. Please refer to the redlined plans and comment sheet from Water and Wastewater.
Please note that there needs to be close coordination on the plat and utility plans
regarding placement of building envelopes, curb stops and meter pits. There must
be a minimum of four feet between outside building wall and meter pit and that
these meter pits not conflict with electrical and gas facilities.

+ 5. Pleases refer to the comment sheet from Public Service Company. Please not that
the distance between the building envelope and back of walk is not adequate to
allow installation of natural gas lines outside paved areas. Alsq, a utility
coordination meeting may be necessary to resolve potential conflicts among, gas
and electrical facilities and trees.
6. Public Service cautions tlie applicant that there is an easement along Boardwalk
Drive that cannot be fenced in. (See attached documents.)
7. Alease refer to the attached comment sheet from AT & T Broadband regarding
service to the property.
8. Please note on the Site Plan that the sidewalk on the north side of the project will
not be blocked by the access gate, . Also, please proyide a flare where this
sidewalk interseets with the public walk on Lemay. This will make it easier for
bicycles to make the 90-degree turn.
9. Staff recommends additional landscaping along the north property lin. e if the form
of deciduous shade trees, There is a long linear area of parking and drive that will
greatly benefit from additional shading.
10. On the Landscape Plan, under planting note number six, please explain when the

surface treat _ment in the residential parkways are to be landscaped. Also, please
add "... for 125% of the valuation ("materials and labor")..."
11. On the Landscape Plan, please indicate tke phasing schedule and be sure that it
matches the Site Plan.
12. Please note in the Land Use Statistics that the gross area is 7.7 acres, not 8.13
acres. This will slightly change the density calculations as well.
13. On the Site Plan, the Legend refers to "masonry wall" but it is not clear where this
wall is.
14. On the architectural elevations, please note that there is a rear wall garage
elevafion that was approved at Preliminary and should be shown on the plans.
15. The submittal included the AA-30 (open upper diffuser) and the AA-35 (no upper
diffuser) decorative light fixtures from Architectural Landscape Lighting. The
applicant is encouraged to select a model where the bulb is totally enclosed by the
' fixture housing to reduce glare. (Please refer to a product manufactured by
U.C.M., the "Universe Collection.") Neither of these models appears to do so.
Also, the open upper diffuser should not be selected since illumination spills out
instead of being down-directional. This will allow better concentrafion of light on
the ground as opposed to sliining into windows.

16. The site plan should indicate where these decorative ligYit fixtures will be located.
17. The decorative liglit fixture should be specif ed to be high pressure sodium to
match surrounding roadway lighting. The ballast-voltage should be as low as
possible (35-HPS). With building-mounted and garage-mounted security lighting,
there is a danger that there will be excessive illumination on the site.
18. Please note that Parks and Recreation will need to sign the Utility Plans.
This concludes Staff comments at th_is time. P.lease note that revised plans must be re-
submitted within 90 days of the date of this letter. One extension is available.
Otherwise, the Planriing Director may remove the project from the development review
process.
