Staff has.reviewed the revised plans for The Lodge at Miramont, Preliminary
P.U_D: These comments represent the third round of review and summarize the
issues raised in our meeting of July 13; 2000:
1. Transportation Planning remains concerned about the lack of pedestrian 4,
aceess for Buildings B, C and D out to Lemay across the proposed
stormwater retention pond and water feature. It is saggested that a
separate meeting with Transportation Planning be arranged to discuss the
feasibility of such connections.
2. A separate letter should be provided to Stormwater acknowledging that
the S1NMM has not been done at the Preliminary stage, Further, .during
Final, with the results of the SWMM, elements of the site plan, including
buildings and detached garages, may be required to be shifted or deleted
accordingly in order to accommodate the required amount of volume in the
pond.
3. Staff is coneerned about the appearance of a solid five foot high fence
along Lemay. Or, will this fence match the proposed open fenee on the
west side of the project? Will this fence feature masonry columns? Is
any landscaping proposed outside the fence? Will the fence line feature
recesses and projecfions to mitigate the mass and length? Please proVide
a detail of the fence along Lemay.
4. Also, please indicate the fence design along the north property line.
5. Flease provide a bike rack at the office/community building.
6. Please re-calculate the land use statistics so that gross area does not
include the area to fhe centerline of the finro perimeter streets. Ra#her, the

gross area shall include only that area of the project that is presently
under private ownership, prior to any addifional right-of=dedications. Since
both Lemay and Boardwalk are constructed, existing right-of-way cannot
be eounted toward the gross. Conversely, any land area presently under
private ownership that is to be dedicated for public right-of-way but has not
yet been dedicated, may be counted in the gross.
This re-calculafion will reduce the amount of gross tand area and,
subsequently, raise the gross density. Please make the necessary
revisions.
7. Under general note number six, please state that the light source will be
high pressure sodium.
8. Unde,r general note number nine, please state that the gates will be metal.
9. For the east-west sidewalk along the north that connects to Lemay, please
provide a filare at the infersection with fhe Lemay walk. This will make it
easier for bikes. �
10: Please delete the reference that Tract B will be dedieated to the City. �.
11. Please provide the setback distance for Building C to Lemay.
This concludes Staff comments at this time. As you are aware, we have
scheduled the third neighborhood information meeting for July 31, 2000 at the
Evangelical Covenant Church. The primary focus of this meeting will be to
address those traffic and transportation issues that were not resolved at the
previous two meetings. Although these issues will be the focus, both the
applicant and the consulting team should be prepared to address any aspect of
