Dear Frank:
Staff has revie«-ed the request for The Lodge at Miramont, Preliminary P.U.D. As you
are aware, ��-e met to discuss this current round of review ��vith the applicant and
consulting team back on February 16,2000. This letter formalizes the comments offered
at that meetinQ.
l. Please refer to the attached comment sheet and redlined plans from Engineering.
..�,�; _�4� The primary comment at this stage is that the planned drainage swale on the west
P�Y�pE .� ��boundary, to be shared with Miramont Park should be indicated on the Sit�and
Landscape Plans so that fencing, sidewalk and landscaping can be integrated into
the desian. ��%ith the proposed channel, fencing; sidewalk and landscaping may
have to be shifted to the east. Also, an easement will be needed for both the swale
T�T and proposed sidewalk connection.
2. Please refer to the attached comment sheet and redlined plans from Stormwater.
Please note that the SWMM needs to be updated. Since the drainage s���ale on the
�,T. south, «�est of the driveway may be placed in a pipe, the full width of the existing
drainaQe easement may not be needed. If this is the case, the plat should make
this adjustment and state that a portion of the e;cisting drainage easement is being
vacated by this lat. Also, be sure that the structures as indicated on the Site Plan
V p�-- o not encroach into the blanket utility easement.
3. Please refer to the attached comment sheet and redlined plans from Water and
Waste��ater. Be sure to coordinate the civil desian ��ith the Landscape Plan so
'fi�� � that proper separations between underground utilities and landscape elements is

4. The fence along the west property line creates a separation from the public park
that is appropriate. Staff is concerned, however, that only one bicycle/pedestrian
connection is provided into t11e park. Please add one additional sidewalk
U��' con.nection to the park and adjacent neighborhood at the northwest corner of the
site. This will allow convenient access to the health club and shopping center.
5 The Transportation Planning Department notes that the Traffic Impact Study
should be amended to reference both Miramont Park and VJerner School as within
the applicable walk and bike boundaries. It is not e�pected that this would result
��' in any additional improvements.
C 6. Attached please find information regardin� desiQn options for recycling facilities.

7. The Landscape Plan should indicate, on a preliminar}� basis, the intent to provide
enhanced shoreline plantings around the retention pond. Also, please note that an
v� aeration system will be provided to improve «�ater quality with details to be
� submitted at Final. �
8. Staff is concerned about the relationship of the structures to the public park.
There appears to be a"crowdin�" of the park «-ith an insufficient setback or yard
��jL� area to act as a buffer. Perspective drawinas are needed to determine the impact
of the buildings on the park.
�� 9. Please provide and label all handicap ramps at the handicap parking spaces.
10. Please be aware that at Final, the Landscape Plan t;-i11 need to show phase lines so
� �' t% �' that individual buildings can receive certificates of occupancy.
v� 11. Please provide a"typical" parking stall dimension.

13. Note n9 indicates trash to be picked up from individual units yet trash enclosures
J� are being shown. Please remove this inconsistenc}-. Be sure that trash enclosures,
if used, are to be constructed with materials that match the predominant exterior
of the buildings and that the gate will be metal.

All buildings except I, E and F have bike racks sh�;�on on each end. Be consistent
and place them on both ends of all buildings. �
Please add dimensions to the "typical'� building en��elope.
Since there are no sin�le family homes, please remove the last sentence in Note
#6 of the Planting Notes.

� 17. Please provide a"typical" landscape treatment for building perimeter.
y�,�v 18. The southern bay of the two-car aarage south of Building A is not provided
enough space for cars to maneuver.
This concludes Staff comments at this time. Please note that revised plans are required to
be re-submitted within 90 days of the date of this letter. One 30-day extension may be
requested to the Planning Director. Othen�rise, if these deadlines cannot be met, the
Planning Director may remove the project from the development review system.
As always, please call if you any questions or concerns about these comments or to set up
