1. LAND USES AND DENSITIES DEPICTED ON THIS OVERALL DEVELOPMENT PLAN REPRESENT
DEVELOPMENT INTENTIONS AT THIS TIME, HOWEVER, THE APPLICANT RESERVES THE RIGHT TO
CHANGE LAND USES AND/OR DENSITIES IN THE FUTURE CONSISTENT WITH THE I, CG AND U-E
ZONING DISTRICTS. ANY ADDITIONAL LAND USES NOT ALLOWED IN THE APPLICABLE ZONE DISTRICT
MUST BE APPROVED ACCORDING TO THE CRITERIA AS SET FORTH BY THE CITY OF FORT COLLINS.

12. NATURAL HABITAT BUFFER ZONE: PLEASE SEE SECTION 3.4.1 OF THE LAND USE CODE FOR ALL
ALLOWABLE USES WITHIN THE NATURAL HABITAT BUFFER ZONE.
13. IN ACCORDANCE WITH THE FORT COLLINS 2021 PARKS AND RECREATION MASTER PLAN A
NEIGHBORHOOD PARK IS ENVISIONED WITHIN THE LIMITS OF THE OVERALL DEVELOPMENT PLAN.
PER COORDINATION WITH THE PARKS DEPARTMENT, A MINIMUM 3-ACRE PARK IS REQUIRED AND
WILL PROVIDE ADEQUATE SPACE TO ACCOMODATE PARK AMMENITIES SUCH AS A BASKETBALL
COURT, PLAYGROUND, AND SOCCER FIELD. THE LOCATION OF THE PARK WILL BE FINALIZED
THROUGH A FUTURE DEVELOPMENT PLAN.
14. PER SECTION 3.6.3(D) OF THE FORT COLLINS LAND USE CODE, "COLLECTOR OR LOCAL STREET
INTERSECTIONS WITH ARTERIAL STREETS SHALL BE SPACED AT INTERVALS NOT TO EXCEED 660
FEET." IN ADDITION, SECTION 3.6.3(H) PROVIDES ALTERNATIVE COMPLIANCE STANDARDS THAT
ALLOW FOR AN ALTERNATIVE DESIGN THAT ''SHALL CLEARLY IDENTIFY AND DISCUSS ALTERNATIVES
PROPOSED AND WAYS THE PLAN WILL BETTER ACCOMPLISH THE PURPOSE OF THIS SECTION."
