Dear Terence,
Staff has reviewed your revisions for the Miramont Self Storage PUD, �inal that were
submitted on June 24, 1997, and would like to offer the following comments;
1. Comments from the Engineering Depar4ment are attached.
2. Comments from the Sto�water Utility are attached.
3. Comments from the Water and Wastewater Utility are attached.
4. The Zoning Department requests that the lengths of all buildings be shown.
5. The Current Planning Department offers the following comments:
a. Does a four foot separation between buildings D and E comply with the
Bu. ilding Code? Please verify with Building Inspections.
b. Please clarify the discrepancy on relocated trees. Staff was unable to find
the relocated oak tree symbol(s) for the finro oak trees. It appears that their
are more linden trees being relocated than currently exist. Should the
relocated linden tree symbols either on the south side of Building M or the
southwest corner of Building L be the relocated oak tree symbol(s)?
c. Additional evergreen trees are needed on the east side of Building A on Lot
1 and the offce building on Lot 2 to provide a visual screen from Boardwalk
Drive.

d. Are the oolors referenoed on the building elevations real? They seem to be
oddly named.
e. Off-site easements must be submitted no later than Tuesday July 22, 1997
in orderfor this item to be scheduled for the August 21, 1997 P8Z hearing.
f. If scheduled for the August 21, 1997 P&Z hearing, PMT's, renderings,
perspectives, and prints will be due by noon on August 4� 1997.
This completes the review comments at this time. Additional comments may be

forthcoming as the various departments and reviewing agencies continue to review this
request.
As you ane aware, the City is implementing a new development review process. Plan
revisions may now be submitted at any time. Planning and Zoning Board da4es will
be assigned by City Staff when all 6ssues have been addresseci. Please contact me
for the number of folded revisions required for each document prior to the submit�al
of plan revisions.

comments. I would like to schedule a meeting with you as soon as possible, if necessary,
to discuss these comments.

Provide reception number for existing us w�st easement. OR if it is not an existing
easement. than US West w'ill need to sign the plat as acceptance of the easement.
Utility Plans
� Section BB on sheets 3 and 4- What is the slope going toward the concrete pan.
• '�he aceess drive into the storage place now has a radius entrance, where in the previous
submittal it had been shown as the standard driveway cut for a vertical curb, A radius
access is allowed: The radius can be 15 feet maximum and a new detail needs to be
provided for this drive as the one shown on the detail sheet is for the previous type of cut.
� The sidewalk along the northern edge ofthe site needs to be 6 foot in accordance with the
site plan not 4.5 feet as shown. Also please label the width of the drive for the offiee's
parking lot.

3. The design of the access road needs to be further considered to allow for ttie futule
suirounding developmem. It appears the cuirent design is above the existing surrounding
ground surface. The flowline elevations should be at or below the elevation of the off-site
area to allow for the: future site to drain into the access road. Please call out spot
elevations and check capacity of the access road to convey flows from future development
to the northwest.

4. Please show the design point 8 cross-section on the plans and show the spot elevations
used in the cross-section.
RESPONSE:
5. The erosion control escrow is 1.5 tiines the greatest between the cost. of the erosion
control measures and the cost of revegetating the site. The cost of the: sedirnent trap
needs to be included in the erosion control cost.
RESPONSE:
6. Subbasin B should be broken up into two basins. One basin drains to Boardwalk and
the other drains to Miramont First Filing. The basin should be broken up to show that the
proposed area draining to the First Filing is less than the e�sting area draining to the First
Filing.

7. Ple.ase show supporting topography for off-site basins OS2 and OS3.

8. Please provide the easement for the north acces road.
