Any relocation of existing facilities along Boardwalk Drive will be at the developer's expense. 2. U S West offers the following comments: a. Review of these plans should not be construed as a commitment that telephone facilities sufficient to serve this project are presently available. U S West will provide telephone service in accordance with the rates and tariffs on file with the Colorado Public Utilities Commission. b. The owner is responsible for provision of all conduit, ditch crossings, and street for telephone facilities within the project. In commercial buildings, the owner also provides terminal space (usually 8' x 4') and power for the telephone terminal, generally in a utility room. For residences, the owner provides conduit from the location where the inside wiring is stubbed out of the building wall to the telephone pedestal. Contact th.e U S West engineer for conduit specifications for the telephone entrance cable. c. The 15' x 30' U S West easement at the southeast corner of the site is shown in different locations on the Plat and on the grading and drainage control plans. Please resolve this discrepancy. e. No general utility easement nor drainage easement may be platted over the existing U S West easement. 3. The Park Planning Division stated that parkland fees will be assessed to the mini- storage managers residence. 4. The Poudre Fire Authority offers the following comments: a. Fire hydrants as shown on the site plan meet Fire Code minimum requirements. �b j Building "D" is out of access and must be fire sprinklered or separated as � building "I" and "K" are shown. c. Storage units greater than 5,000 square feet must be fire sprinklered or fire contained. 5. The Zoning Department offers the following comments: a. The building envelope dimensions for buildings A, B, and C are incomplete. Please clarify. b. It appears that buildings "D" thru "K" are all in one building envelope. This makes it difficult to know where buildings are supposed to be located. Please provide building dimensions and distances between buildings in order to clarify their location. c. No building permits will be issued for buildings "A" thru "K" until these classifications have been made. 6. The Building Inspections Department offers the following comments: a. Buildings which exceed 5,000 square feet in area must be equipped with an automated fire suppression system or be compartmentalized by fire-resistive construction as required by Section 3802, Uniform Building Code as amended by the City of Fort Collins. b. The site shall be accessible to persons with disabilities in accordance with Uniform Building Code Section 3103 and UBC Appendix Section 3106. Provide a designated and marked "accessib(e route of travel" between all the buildings on the site and building exits and entrances and the public way (public sidewalk). Accessible routes shall comply with ANSI A117:1-1992 • • with running slopes no greater than 1:20 and cross slopes no steeper than 1:50. Where routes cross lanes for vehicle traffic they shall be designated and marked as a cross walk. Provide parking and signs per Appendix Section 3107. Parking and access aisles shall comply with ANSI A117.1- 1992 with slopes no greater than 1:50 in any direction. c. Buildings shall be designed to comply with the Fort Collins Non-residential Energy Code (ASHRAE 90..1 with local amendments) or Residential Energy Code (1995 Model Energy Code with local amendments) whichever is applicable. d. Storage or use of hazardous materials must be in compliance with the Fire Code and Chapter 9 of the 1991 Uniform Building Code as adopted by the City of Fort Collins. If used or stored, a list of such materials with quantities and classifications should be submitted for review at the time of building permit application. 7. The Current Planning Department offers the following comments: Site Plan ,�. General Note #4 on the Site Plan references that the number and location of building entries maq vary. If entries vary from the building elevations, an Administrative Change will be required. Please modify General Note #4 to reflect this comment. � The last sentence of General Note 7 should be revised to state: "All building and/or pole mounted fixtures to feature sharp cut-off, down directional luminaries." � Only one trash enclosure is shown for the mini-storage facility. Is this adequate? d. Please revise the Land Use Table on the Site Plan: � The existing zoning is "H-C, Harmony Corridor District". �,,� The Floor Area Data should be broken down by lot. The maximum height of any building per the building elevations is approximately 28 feet, not 36 feet. � The zoning districts designated on the Vicinity Map no longer exist. Please revise according to the CityPlan zoning map. .f! The zoning districts designated for surrounding properties on the. Site Plan no longer exist. In addition, the entire walk should be 6 feet wide, not tapering to a four foot width. ,q� Please label the height of the wrought iron fence on the site plan. i. The sidewalk in front of the mini-storage office/residence should be 6 feet wide to accommodate vehicle overhang. Please revise and dimension this sidewalk. Landscape Plan �� The Landscape Plan indicates that several trees are to be relocateci. Where are they being relocated? Other existing trees are shown but are not labefed "to remain". Will these trees be impacted by grading of the detention pond? Please add the attached Tree Protection Notes to the Landscape Plan. , �K. W �-- : 4m� ;'n;� �� r�p,. ��_� G'J Plant Note 17 should be revised to state: "If work done on the water and sewer service lines causes shrubs to be removed, they must be replaced in accordance with this PUD document at the property owner's expense. As stated in comment "g", Staff suggests that the sidewalk along the private drive to Lot 2 be detached. Street trees are requested between the curb and the back of the walk. A landscaped parking lot island is needed at the mid-point of each side of the Lot 2 parking lot. The landscaping around the mini-storage office/residence is very minimal. Additional trees and shrubs are needed. Additional trees are needed on south and east sides of the office building on Lot 2. The sidewalk on the north side of building "D" should be tree lined to create an attractive pedestrian corridor. Please provide a perspective drawing of the pedestrian corridor north of building "D". Please provide an elevation of the trash enclosures on the elevation plan sheet. � x. Off-site easements are needed for the access to Lot 2. Final easements must be submitted with plan revisions.
