Box 580 Fort Collins, CO 80522 Dear Steve; Attached are prints of the Miramont Office Paik P.U.D., revised in response to Staff Comments. Specific responses to some comments follow: 4a. Building envelopes have been dimensioned on the site plan, specific building dimensions are not required. 8a. The landscape plan has been coordinated with the Utility plans. To the best of our knowledge, there is no ordinance requiring shrubs and plant material, other than trees, to be kept 4' away from service line. This in effect makes an 8' wide swath where no plantings are allowed, which seriously detracts from the aesthetics. As has been done on other recent projects, we have placed a note on the landscape plans stating that any damage done to the shrubbery from utility work done on the services are to be replaced at the property owners expense. This same note has been allowed on other recent projects. 8b. As noted above, the utilities have been shown on the site and landscape plans. 8c. The existing sewer line is being relocated per Sear Browns plans, therefor the utility easement will be vacated. 12a. We are unable to detach the sidewalks on the south access drive due to detention pond volume requirements. 12b. The tree locations on the north end of the self storage project have been shown. 12c. Per internal discussions with the adjacent church property, no further connections are needed. 14. A full set of building elevations have been prepared and are included with this submittal. �� � � �� p o �� � urban design, inc. 17. The church uses adjacent to this property are primarily parking, detention, and open space. No specific plans have been prepared at this time. 18. This sidewalk cannot be detached, see 12a. above. However, we have added street trees along this walk, and the self storage property to the south. 19. The requested sidewalk has been detached, with trees placed in the parkway. 23. Since exact wattage is unknown at this time, we have modified General Note 7 to limit the lighting levels to 1.0 foot candle. This will be equal to or less than the lighting levels of other adjacent properties. We request to be scheduled on the earliest possible P&Z scheduled. Ten sets of prints, reductions, and color renderings will be submitted approximately one week prior to the scheduled P&Z hearing. We appreciate your assistance in the planning of this project.
