Request for 2,200 square foot, two story office on .09 acre. Site is located at the southwest corner of Boardwallc Drive and Oakridge Drive on Tract V of the Oak- Cottonwood Fum Overa�l Development Plan. COMMENTS:. 1. Electrical power will be supplied by the City of Fort Collins Liglit and Power Utility. Existing power can be brought in from the west side of Boardwalk Drive.� Normal development charges will apply. A streetlight may need fo be added to Boardwalk Drive. 2. The location of the electrical transformer must be coordinated with Light and Power. The transformer must be within 1U feet of hard surface for emErgency ctiange-out. The transformer must not be located along Boardwalk Drive and must be screened,from public view by a solid enclosure or laridscaping. If screened by an enclosure, the clearances must meet 5pecifications and the exterior material must match the building. For further inforcnation, please coptact Janet McTague, 221-6700. � 3. The building will be classified as a B-2 occupancy under the U.B.G. All buildings must be broken up �into fire containment areas that do not exceed 5,000 square feet. The parking areas must feature handicap accessible parking spaces, ramgs, signs, etc. Each type�.or size of storage space must be handicap accessible. The Poudre Fire Authority will require that all portions of all buildings be within 150 feet of an approved.fire access roadway. The parking lot development guide requires a rninimum of a five foot wide landscape buffer at the edge of the perimeter parking lot drive aisles: Also, the interior portion of `the parking lot must contain a minimum of 6% landscaping in the form of:islands.. � � 6. There is a 16 inch diameter water main in Boardwalk that may be tapped�for both water �� service and fire protection service. If necessary, a private main may haye to be extended from this 16 inch public main to serye Tract V. There is an 8 inch diameter sanitary sewer main in Boardwalk at the Oakridge Drive iritersection that is available to serve the . site. ` All normal tap fees will apply. The site is located in the McClellandlMail Creek Drainage Basin. The Storm Drainage Fee in this basin is $3,717 per acre subject to the amount of stormwater detention and the runoff coef�icient. Standard su.bmittal documents. must be included with an application for . a Preliminary P.U.D. which include a Drainage Report, Drainage and Grading Plan, and Erosion Control Plan. Ifthese documents are not included with the submittal application, the application will be rejected. 8. The site is also subject to the findings ofthe Oak-Cottonwood-Farm Overall Drainage Plan which stipulates the amount and release rate of detained storm flows from the site. Detained storm flows must be released into Boardwalk Drive. � 9. Plea.se be aware that there is currently a low spot in the southwest corner of the property that is collecting water. Adjacent property owners have complained to the Stormwater � Utility. As mentioned, these flows must be released into Boardwalk and cannot impact adjacent property owners. The Street Oversizing Fee for mini-storage is $7,292 per acre and the fee for office is $14,583 per acre. Both fees are pro rated over the proportional area covered by each use. In addition, the onsite residence for the mini storage may be assessed building per�nit fees as a residential dwelling uriit. 12. At the, time of submittal, Utility Plans must be ineluded as part of the Preliminary P.U.D. submittal. A 9 foot utility easement will be required along Boardwalk Drive; Any repair . to the existing sidewalk, curb, and gutter must be done. 13. The curb cut for the property must align with the Oakridge Drive right-of-way or be offset by at least 200 feet. If there is an existing curb cut across the street, then your curb cut should align or be offset the required distance. 14, The Oak-Cottonwood Farm Overall Development Plan must be amended. The applicant is responsible for preparing a list of property owners in the affected area.as determined by Staff. The list must be self- adhesive mailing labels. The charge for the mailing is .50 cents per name. About two weeks lead time is necessary to set up a meeting with sufficient time for notification.
