This wil:l refer to the project known as Oak/Cottonwood Farm-
Amended Overall Development Plan, #54-87AL (mini-storage
units) which is on your discussion agenda January 27.
We in Fairway Estates are very strongly in favor of this pro-
ject. Unfortunately the annual meeting of the Fairway Estates
Property Owners Assoeiation is Scheduled for January 27, so I
will be unable to attend that P& Z meeting to express support.
I have just reviewed a legal document titled, "OAK FARM - Amend-
ed and Restated Declaration of Protective Covenants". This 1990
agreement between the City and affected property owners placed
restrictive coVenants on two parcels of land east of Fairway
Estates. A portion of the site currently under discussion (#54-
87AL) is covered by this 1990 agreement. The agreement restricts
uses on this land, but provides that these uses may be amended
with the consent of the property owners and the Board of Direetors
of Fairway Estates.
A mini-storage building was tentatively proposed for this site
in 1994, The FEPOA Board carefully looked at the proposal at
that tiine and agreed ib woizld be a we:lcome alternative to single
famil.y homes, or an office park. A11 Fairway Estates p:roperty:
owners af'feeted by the mini-storage building proposal have been
contacted and are in accord that this would be a desirable use.
A neighborhood i.mformation meeting was held on October 2, 1996.
Not only did Fairway Estate residents support this project, but
also Miramont residents spoke in favor of it.
we wouid not suRport the u5ua1 stark, metal building normally
associated with mini-storage units, but the plans for thi.s build-
ing are very attractive and fit well into a residential neighbor-
hood. I do not know how frequently peopl.e visit their storage
units, but even if they did so each week the result would be a
very low use intensity. We weleome this project because it will
provide a needed buffer from the very intense use along Boardwalk.
With a:ll the high density dwelling units already approved in this
area (plus the Harmony Market bedlam) the City should be seeking
quiet, low traffic generating projeets sueh as this one.
