Box 580 Fort Collins, Colorado 80522-0580 Dear Ms Bellc � January 18, 1997 This will refer to the project known as Oak/Cottonwood Farm- Amended Overall Development Plan, #54-87AL (mini-storage units) which is on your discussion agenda January 27. We in Fa.irway Estates are very strongly in favo:r of this pro- ject. Unfortunately the annual meeting of the Fai.rway Estates Property Owners Associa'tion is Scheduled for January 27, so I will be unable to attend that P& Z meeti-ng to express support. I have just reviewed a legal document titled, "OAK FARM - Amend- ed and Restated Declaration of Protective Covenants". This 199D agreement between the City and affected property owners placed restrietiye eovenants on two parcels of land east of Fairway Estates. A portion of the site currently under diseussion (#54- 87AL) is covered by this 1990 agreement. The agreement restricts uses on this land, but provides that these uses may be amended with the consent of the property owners and the Board of Direetors of Fairway Estates. A mini-storage building was tentatively proposed for this site in 1994. The FEPOA Board carefully looked at the proposal at that time and agreed it would be a welcome alternative to single family homes, or an office park. All Fairway Estates property owners af'fected by the mini-storage building proposal have been contacted and are in accord that this would be a desirable use. A neighborhood information meeting was held on October 2, 1996. Not only did Fairway Estate residents support this project, but also Miramont residents spoke in favor of it. We would not support the usual stark, metal building normally associated with mini-storage units, but the plans for this buiid- ing are very atbractive and fit we11 into a residential neighbor- hood. I do not know how frequently people visit their storage units, but even if they did so each week the result would be a very low use intensity. We welcome this project because it will provide a needed buffer from the very intense use along Boardwalk. With all the high density dwelling units already approyed in this area (plus the Harmony Market bedlam) the City should be seeking quiet, low traffic generating projects such as this one.
