Attached are five sets of prints of the Miramont Village - Final PUD plans, revised in
response to Staff Comments. Specific responses include:
I. SITE PLAN COMMENTS
A. Site Plan Comments:
3. The emergency access cannot be moved further north due to grade restrictions.
However, we have moved the access further south to line up with the
southernmost east-west drive. We have also modified the design of the access
per the request of the Poudre Fire Authority and engineering.
5. Fence locations will be restricted by covenants, and will not be allowed at rear
lot lines.
6. Specific walk locations were agreed upon at preliminary, and it was agreed that
a walk around the cul-de-sac was not needed. Other walkway and handicap
ramp modifications have been made as requested.
II. LANDSCAPE PLAN COMMENTS
3. The median in Southridge Greens Boulevard is to be constructed and landscaped
with the Miramont Valley PUD. Due to an existing 14" waterline under the
median, no trees may be planted in the median.
III. COMMENTS FROM OTHER REVIEWING DEPARTMENTS
A. Engineering Comments:
4. Additional parking has been provided where space and grading allows.
5. Lots 34-36 around the cul-de-sac technically meet the fire access from
Southridge Greens Boulevard, and the turning radii in the cul-de-sac meet city
requirements. In addition, we have modified the plans to provide no parking
signage in the cul-de-sac.

I. Police Comments:
Roxborough Court is not part of this development and cannot be changed with
this development.
Ten sets of prints, reductions, and color renderings will be submitted by May 13th, as
requested. Please do not hesitate to call if you need further information; or if we need to meet
regarding any of our revisions.
