File names should begin with the file type, followed by the project information, and round number. Example: UTILITY PLANS_PROJECT NAME_PDP_Rd2.pdf File type acronyms maybe appropriate to avoid extremely long file names. Example: TIS for Traffic Impact Study, ECS for Ecological Characterization Study. Comment Number: 4 02/14/2023: SUBMITTAL: All plans should be saved as optimized/flattened PDFs to reduce file size and remove layers. Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be removed from the PDF’s. AutoCAD turns drawing text into comments that appear in the PDF plan set, and these must be removed prior to submittal as they can cause issues with the PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and newer) in the command line and enter "0". When you are preparing to resubmit your plans, please notify me with an expected submittal date with as much advanced notice as possible. Comment Number: 8 02/14/2023: FOR FINAL APPROVAL: The Director shall issue a written decision to approve, approve with conditions, or deny the development application based on compliance with the standards referenced in Step 8 of the Common Development Review Procedures (Section 2.2.8). The written decision shall be mailed to the applicant, to any person who provided comments during the comment period and to the abutting property owners and shall also be posted on the City's website at www.fcgov.com. The project is not able to be recorded until it is confirmed there are no appeals. If any other civil/utility drawings are required by other departments, engineering will need to review. 12/16/2019: If civil (utility) plan drawings are required from other departments, I would want to review with future submittals. Comment Number: 4 05/09/2023: FOR APPROVAL: The proposed building and part of the existing building appear to be outside of the easement exclusion area. Permanent structures are not allowed inside of easements. This includes the trash enclosure walls if they are 8 feet or higher. Please adjust the easement exclusion areas to include all permanent structures on the site, existing and proposed. A separate meeting may be warranted to discuss options. Page 4 of 6 Department: Stormwater Engineering – Erosion Control Contact: Andrew Crecca acrecca@fcgov.com Topic: Erosion Control Comment Number: 3 05/10/2023: Information Only: No Comment from Erosion Control. Based upon the submitted Planning Materials it has been determined that this project; will disturb less than 10,000 sq. ft., is not proposed to be in a sensitive area, has no steep slopes (greater than 3H:1V) within or adjacent to the project, and is not part of a larger common development that will or is under construction. Therefore, no Erosion Control Material submittal is needed. If this project substantially changes in size or design where the above criteria now apply, erosion control materials should be submitted. Though the project at this time requires no erosion control material submittal, the project still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, trash debris, landscape materials and other pollutants from the potential of leaving the site and entering the storm sewer at all times during the project in accordance with City Code 26-498. If complaint driven or site observation of the project seem not to prevent the pollutant discharge the City may require the project to install erosion and sediment control measures. Nearby inlets that may be impacted by the pollutants, in particular dirt, should be protected as a good preventative practice and individual lots should be protected from material escaping onto the sidewalk. If at building permit issuance any issues arise please email erosion@fcgov.com to help facilitate getting these permits signed off. I would recommend planting shade trees to mitigate the heating in the parking lot area. Comment Number: 5 05/16/2023: FOR APPROVAL UPDATED Thank you for adding the mitigation to the plan. The mitigation does not match the City of Fort Collins standards only one tree was required more the mitigation of the blue spruce, one for the white spruce, and once for the dead catalpa. A building permit is required from Building Services and also from the Fire Department (PFA). 1. Must comply with 2012 IBC section 416 and IFC chap 15. 2. Automatic fire extinguishing system required per IBC section 416.5 and 903. 3. Must provide ventilation per IFC section 1504.7 & 2012 IMC section 502.7. The exhaust outlet termination must be 30 feet from a property line and 10 feet away from openings into the building. 4. Must comply with National Electrical Code section 516. 5. Spray-in truck bed liner complying with IFC 1504.2 excep #1 is a ‘Spray Area’ and the only requirement is ventilation. 6. Spray Booth: a. Is an appliance and main occupancy does not change. b. IFC requires 3ft of clearance all the way around spray booth. 7. Spray Room: a. Is an H-2 occupancy with flammable and combustible liquids. b. Paint spray room must be a 1-hour enclosure per 416.
