least specific to street design. Among them:
Offsite design of plan and profile 500 feet to the east along Vine Drive, to show
how establishment of the curb and gutter abutting the property can be tied into
by future curb and gutter improvements to the east which would then tie
horizontally and vertically to the existing curb and gutter further east (Appendix
E-4: V.C.)
The .93% flowline grade along Vine along the majority of the property then
hitting a low point with a 3.33% flowline grade in the opposite direction exceeds
grade break requirements in the sag condition. There may be similar concerns
with the crest condition depicted in the flowline view on the west side as there
is a depicted high point at the station 0+52, the location of this area isn't
apparent in plan view due to lack of stationing information. (V.H. and V.I.)
(At time of final) flowline grades will be required on the south side of Vine Drive
(V.Q.)
Minimum cross slope for reconstruction is 1.5%, the plans show cross sections
of 1.23% and 1.48%. (VI.B.)

three cuts. In general the patching shown on the plans cannot be solidified at

bikelanes and/or travel lanes.

the half commercial locai street is being implemented at this time due to issues
regarding the street plan and profile not being to the indicated scale, the lack of
offsite design information, and the lack of a signing and striping plan showing
the existing and proposed striping along both side of Vine Drive. Further review
upon updating will needed.
05/23/2017: A Commercial Local street cross section is needed for Vine
Drive. A total of 36' of ROW is needed for the north of the Street. This cross
section also shows a 5' sidewalk, not a 4.5' walk. Additional ROW will be
needed to meet the minimum cross section requirements.

cross slope for the additional widening does not meet minimums, lack of
stationing and curve data information. Assuming these issues are addressed,
the culvert should be specified as a concrete culvert, depicting a widening of the
sidewalk 6 inches on either side of the culvert.

Forestry would like the applicant to consider the use of Kentucky Coffeetree
`Espresso' in place of the proposed Honeylocust on the project. We are
reaching a maximum species diversity of Honeylocust in Fort Collins and would
like to begin incorporating alternative species in their place.

Tree Selection
- Please replace American Linden with Kentucky Coffeetree or Catalpa.
- Amur Chokecherry has poor survivability in Fort Collins. City Forestry has
experienced early decline and sun scalding that usually results with premature
removal/replacement. Forestry recommends using Gamble Oak in the dryland
detention area and possibly Red Barron Crabapple for the two Chokecherry
close to the Gas-O-Mat.
- The conifers shown between the walk on Vine are close to the proposed street
trees. This area will be heavily shaded as the street trees grow and mature.
- Forestry recommends changing Limber Pine to either Rocky Mountain Juniper
or Blue Spruce.
- The two proposed pinyon pines and limber pines in the section along Shields
on the west side of the building will not thrive due to heavy shading overtime as
canopy shade trees mature. Please evaluate changing to a more shade tolerant
species, such as Colorado Blue Spruce, and adding a couple more trees in this
area.

and provides a reasonable justification for this approach. Please amend the
narrative to include a Request for Modification of Standard which can be
justified by Section 2.8.2(H)(1) in that the proposed design may be considered

consistently call out the extent of the perimeter fencing. Please indicate height,

Site Plan states that fencing is to remain but Staff is not aware of the nature of
this existing fencing since it's not visible from the roadways. Please clarify and
