07/25/2017: The name of fhe projeet on the plans (except eivil plans) is
indicated as Lot 1 Harmony Commons, which would imply that this project
would move ahead and be filed ahead of Lot 2 Harmony Commons 2nd Filing
and its associated plat, Harmony Commons 2nd Filing. I believe however that
the intention is to have the plans reflect the title on the civil drawings, being
Harmony Commons, Seeond Filing Lot 1, which would have this project record
after the Lot 2 project that is currently under final compliance (and would
establish the easements depicted on the plan through that associated plat) .
Please coordinate accordingly.

Lot 2 on this property as existing. I'll want to track the timing of the Lot 2 work
such that at the time of approval of these plans, it is noted as either existing, or
to be constructed with Lot 2.

07/25/2017: The civil drawings reflect some offsite grading on Lot 7(and
landscaping work on fhe landscape plan) as well as grading on Outlot A
(MAVD). We shou.ld get an emaiUletter from MAVD indicating their OK with both
the grading on their property, as well as confirmation on their OK in concept to
the future ped path depiction between their lot 7 and this property that they're
acknowledging will be built with their development.

for this project. Pre-Submittal meetings assist the designer/builder by assurin:g,
early on in the design, that the new projects are on track to complying with all of
the adopted City codes and Standards listed below. The proposed project
should be in the early to mid-design stage forthis meeting to be effective.
Applicants of new projects should email scarter�fcgov.som to schedule a
pre-submittal meeting. Applicants should be prepared to present site plans,
floor plans, and elevations and be able to discuss code issues of occupancy,
square footage and type of construction being proposed.

The limits of the fire lane shall be fully defined. Signage required on all
landscape parking end-caps and along the private drive on the south end of Lot
1: Fire lane sign locations should be indicated on future plan sets. Refer to
LUCASS detail #1418 ֋ for sign type, placement, and spacing.
Appropriate directional arrows required on all signs. Posting of additional fire
lane signage may be determined at time of fire inspection. Code language
provided below.
> IFC D103.6: Where required by the fire code offieial, fire apparatus aceess
roads shall be marked with permanent NO PARKING - FIRE LANE signs
complying with Figure D103.6. Signs shall have a minimum dimension of 12.
inches wide by 18 inches high and have red letters on a white reflective
background. Signs shall be posted on one or both sides of the fire apparatus
road as required by Seetion D103.6.1 or D103.62.

Fire Authority.

A conversation between PFA development review representative, Cal Sheesley
and the project team during a city staff review on 7.26.17 regarding parapet
heights was in error. As the project largely meets aerial access requirements in
all other areas of the building's perimeter, roof access by fire personnel will not
be affected by parapet heights in this particular circumstanee. Please disregard
prior comments.

07/26/2017: Staff is concerned that at eight feet, the plaza may not be of
sufficient width: For example, the head-in parking stalls are only 17 feet in
length which means there will be a two-foot overhang into the plaza which
reduces the plaza to six feet wide. In addition, the free grates appear to be
within this two-foot overhang putting the tree perilously close to the front bumper.
Staff recommends enlarging the width of the plaza by reducing the size of the
planter and sh'ifting the tree grates away from the vehicle overhang. Ofherwise,
the plaza runs the risk of not being functional.

07/26/2017: And/or, has the applicant considered �educing the number of
parking stalls immediately next to the plaza? Why is it necessary or desirable to
have head-in parking so close to the building? For example, at my doctor's
office building, there is zero head-in parking in front of the building and all
patients and staff must traverse the parking lot at no detriment to convenience.
The relationship of the head-in parking to the plaza and buildings appears
prioritize the automobile over the pedestrian and lends a strip-commercial
appearance to the project.

07/26/2017: Staff recommends that the compact parking stalls not be used.
Generally, compact spaces work best when located in an area that would serve
long term parking only such as for employees or residents. These spaces are
in front of a medical office building where high turnover, short term parking is
expected. In addition, placing parking stalls that are only 15 feet in length
head-to-head does not provide any opportunity for vehicle overhang. Normally,
the parking stall length in fhe middle of the parking lot is 19 feet. At only 15 feet,
his will result in a four foot overhang per drive aisle effectively reducing these
drive aisle widths from 24 to 20 feet and impacting maneuverability for all users
of the parking lot. Flease note that Section 3.2.2(L) requires a 24-foot wide
drive aisle in cases where 90-degree parking is served by a two-way drive
aisle.

07/18/2017: The site disturbs more than 10,000 sq. ft., therefore Erosion and
Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under fhe Amendments of
Volume 3 Chapter 7 Section 1,3.3, Current Erosion Control Materials
Submitted do not meet requirements. Please submit; an Erosion Control Plan,
an Erosion Control Report, and an Escrow / Security Calculation. Also, based
upon the area of disturbance State permits for stormwater will be required since
the site is over an acre. If you need clarification conceming the erosion confrol
