STUDY OVERVIEW
A shadow study was performed on the proposed mixed-use building. Per code section
3.5.1(G), a study must be conducted if a structure exceeds 40' during (3) months. We
looked at three times for each day; 9am, noon, 3pm on December 21st, June 21st, and
March 20th. This allowed the study to look at the shadow movement through the day
and potential impacts of shading on surrounding structures' right to protect access to
sunlight, functional use of solar energy technology, adverse impact on the natural or
artifical light and glare on adjacent properties.
The shadow study shows the shadows created by the proposed mixed-use building that
could potentially impact adjacent public or private properties.
CONCLUSION
Through this study we found that the shadows cast by the proposed project (outlined in
red) land on public property for the majority of the year. On both equinox days and
summer solstice, shadows do not land on other structures. During the short times of
winter, the shadows are long and land on private property across Cherry street.
However, the shadows do not typically land on buildings and when they do, it's for short
periods of time and do not restrict the surrounding buildings' right to solar access.
Non-glare building materials and downward directed cutoff site and building lighting will
be used and will not create glare during the day or night. Nor do the shadows contribute
to accumulation of snow and ice on adjacent properties as they do not shade any
portion of the adjaccent sites for more than 1 hour of the day.
