We are located on the South side of Jefferson Street directly across from the proposed buildings. We are 261 Pine Street on the corner of Pine and Jefferson Streets. Almost half of our units face Jefferson St. with three balconies on Jefferson facing the proposed five story buildings. The concerns the Board of Directors have are two fold: There are no other buildings in the view line of Pine Street lofts from the Northeast that are five floors high. The five story buildings will significantly reduce the morning sun in the winter for all Lofts facing that direction. The close proximity of the taller buildings to ours will create the feeling of being in a hole and being overpowered by them. We are asking that they limit the height of the buildings to four stories to match the other buildings around them. This should reduce the parking demands of the proposed buildings by reducing the number of units. The morning sun in the winter is especially nice and the five story buildings will delay the sun's much appreciated arrival. Over half of our Lofts are owner occupied and we hope to stay here for many years. The names listed below are all owners who wished to be included in this request Thank you. I am the owner of Unit 108 at the Pine. Street Lofts, and I wanted to share my concern about the proposed Willow & Pine Multifamily Project Development Plan at 223 Willow Street. Very briefly, the proposed plan contemplates a FIVE story/floor building for both structures. I am generally very much in favor of any/all construction and Ft. Collins has done a wonderful job developmentally over the 7 years I've owned the loft. However, due to the height of the buildings, I think the Pine Street Lofts kind of get dwarfed in both size/scale despite being across the road. Furthermore, units with an easterly view, Like mine, will not only be blocked from the vistas we enjoy but obscure sunrise/light particularly in the winter months. If the Willow & Pine Project were to limit the height to FOUR stories while increase the foot print to accommodate the same number of family units, I'd certainly appreciate that consideration and suspect other residents in the Pine Street Loft would likewise.
