First Submittal
Dear Mr. Shepard,
The Fort Collins — Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned project and submit the following comments.
The valves are to be located at the fittings.
Why is the proposed sanitary sewer at Junior Drive and Red Willow Drive off set? The sanitary
sewer and fire hydrant are too close horizontally.
Some of the lots do not have water services.
Will there be irrigation taps? If so, they need to be clearly identified.
The proposed water line connection at Rosen Drive and Red Willow drive is an existing 12 inch
water line stub, not 8 inch.
All water line lowerings are to be clearly identified and shown in profile. The District requires
joint restraint and does not allow concrete anchors. The length of joint restraint is to be called out.
The water line lowering is to be deleted.
The 8 inch, inline water valve north of lot 108 can be deleted.
The District requires meter pits, located in non -traffic, non -pedestrian areas.
The single family and multi family need tobe clearly identified. The proposed multi family does
not qualify for the multi family fee reduction under the current layout.
What is the building set back from the utility easement?
All crossings are to be shown in the sanitary sewer profiles.
The connections to the existing manholes are to be core drilled.

The typical sanitary sewer pipe casing is shown. Where is the pipe casing proposed?
The location of the ARV's needs to be identified.
The District will require another review due to the number and nature of the above comments. Please do
