Information:
The owners of 401 Smith Street (Parcel #9712334007) and 405 Smith Street (Parcel #
9712334006 ) wish to replat the existing two residential lots into three residential lots. The two
parcels makeup the entirety of Lot 4 of Block 164 in Fort Collins and are within the
Neighborhood Conservation Medium Density District (N-C-M).
There is currently one residential home on each parcel and the owners wish to assign a land
use to the new 3rd lot to allow for the eventual building of a residential home. No building is
proposed at this time; the owners simply wish to replat and assign a land use . It is understood
that building permits will be required prior to construction.
All three parcels/lots will be conforming lots and do not require any modification of standards.
No easements are required for this proposal.
This project allows the preservation of a historic landmark, improvement of a poorly maintained
rear portion of the 401 Smith lot, while adding the ability to eventually build a new home within
the downtown area.
It is proposed that on Parcel/Lot #3 XXX E. Magnolia St. a single-family home with a maximum
floor area of 2,276 sqft where up to 842 sqft could be located in the rear half of the lot could be
constructed.

Historic Preservation:
The existing home on 401 Smith Street is a locally-designated historic landmark (Ordinance No.
136, 2008). The owners have obtained a positive recommendation from the Historic
Preservation Commission at the April 19th, 2023 meeting (Resolution 3, 2023) to redefine the
landmark boundary to limit the landmark designation to only the proposed lot area staying with
the 401 Smith street home. The landmark boundary is amended to be the NORTH 53 FEET & E 108
FEET OF LOT 4, BLOCK 164, CITY OF FORT COLLINS ALSO KNOWN BY STREET AND NUMBER AS
401 SMITH STREET CITY OF FORT COLLINS, COUNTY OF LARIMER, STATE OF COLORADO.
Here is the excerpt from the Historic Preservation Commission: βThe Landmark boundary shall
be redefined according to Resolution 3, 2023 adopted by the Historic Preservation Commission
on April 19, 2023 and the anticipated Ordinance adopted by City Council.β
