Box 580 Fort Collins, CO 80522.0580 970.221.6605 970.221.6378 - fax fcgov. com>engineering Re: Olive Street Apartments — Easement Variance Request Mr. Sle.zak, This letter is in response to the variance request letter dated July 25, 2017, regarding the variance request to Section 1.9.2 of the Larimer County Urban Area Street Standards which identifies that utility easements shall be provided behind and adjacent to all right-of-way. The variance request to not provide the utility easements required along South Howes Street, West Olive Street, and Canyon Avenue is granted based on no further development being proposed (the proposed project is just a replat), with the condition that the easement requirement(s) for each lot will be re-examined with any proposed development or redevelopment on any of the lot(s). The City has required utility easements to be provided behind new and existing street rights -of - way with the development of properties. As the City grows and changes and technology grows and changes it is very important that these easements are provided and that a corridor is available for existing and future utilities to be placed so that these needed and desired services are available to all neighborhoods and areas of town. Existing rights -of -way (roadway and parkways) are not always practical, affordable or even many times available to utilize for utility replacements or new technology to utilize.
