RE: SUNRISE RIDGE– PROJECT INFORMATION
To whom it may concern,
On behalf of the owner of Sunrise Ridge, Second Filing, we are submitting a Major
Amendment for the neighborhood at Rock Creek and Strauss Cabin. The following
describes the steps that have been taken so far and other general project information.
Owners: Jumbuck, LLC (Lots 1-3, 5-6)
Welcome to Realty, LLC (Lot 4)
Conceptual Review meeting: April 13, 2023
Neighborhood Meeting: N/A
Zoning: UE – Urban Estate
Site Area: 4.08 Acres
Building height: 30’
Dwelling Units: 12 DU
Land Use Modifications proposed:
1. Section 4.2(D)(1)(A) – The overall density is increased to a maximum of 2.80
dwelling units per acre.
2. SECTION 4.2(D)(2)(A) - Minimum lot width for lots 2, 3, 4, 5, and 6 is reduced
from 100 feet to 50 feet.
3. SECTION 4.2(D)(2)(C) - Rear yard setbacks for lots 2 and 3 are reduced to 20
feet.
4. SECTION 4.2(D)(2)(D) - Side yard setbacks are on a per lot basis as indicated on
the site plan.
