Screen equipment as needed per city specs for rooftop equipment. 2. Let Association conduct maintenance of Landscaped areas on the southern and western borders. 3. Bring parking lot up to the Association standards - needs an overlay. 4. They need to maintain their landscape islands, i.e.. spray for weeds, add ground cover (rock), pick up trash, etc. If they fail to maintain their property per the Asscociation covenants, we will be able to conduct maintenance at their costs. We will obviously provide a copy of our covenants for their review. The Association's president, Pat Brady, confirmed my assumption in that they have zero interest in bringing Sam's into the Association as a member. They believe that this will create more of a headache for everyone, which is probably true. However, we think we can accomplish our goals by having the authority to keep our Association's property in outstanding condition. Thank you for your time and for making us a part of this proposal.
