City of Fort Collins
Planning and Zoning Board
Concerning The Hamlet at Miramont PUD - Final, #54-87 AF
Since we will be unable to attend the hearing on Monday,
November 20, we would like to offer the following comments.
We feel it is unfair to change the zoning on this property from
medium to high density. Allowing 100 units on 11.6 acres is far
too dense. Even for the Pioneer Mobile Home project it was
agreed that the density should only be 8 units per acre -- not
11.6 as you are proposing for this project in our upscale
neighborhood.
i
If the city of Fort Collins was not so obsessed with craming so
many people per acre into property within the city, the need for
green belt space would not be so pressing.
A second concern is that the traffic generated by 200 cars which
will be a result of this project trying to enter Lemay at
Boardwalk will be a disaster. This intersection is already a
very dangerous one because of the natural hill and view
blockage.
A third concern is that multi -story units to be constructed on
the top of the highest land in Miramont will not be visually
pleasing.
Please consider these comments in your hearing tonight.
Very truly yours,
Robert and Marilyn Helmreich
