Re: Cottages at Miramont P.U.D. Phase VI Final
Dear Steve,
The following represents our responses to staff comments dated May 19, 1995:
1-4,7&14. See attached letter by Shear Engineering.
5. The location of front yard trees will be coordinated with the utility plans.
6. The landscape plan will be designed to comply with the City's water
conservation standards.
8. These items are being addressed on the site, plat, and utility plans.
9. The median at the entrance has been eliminated with the new cul de sac
design at the end of Rule Drive.
10. These streets are designed to be private and stay private. The trees are
located in the center of the lawn are and cannot be moved any closer to
the houses.
11. The pedestrian system has been coordinated on this site between Miramont
Fitness and Tennis Center, Oak Hill Apartments, and the Courtyards at
Miramont. Sidewalks connections are shown on the site plan and will be
built to the property lines with this project and future connections made
when the surrounding sites develop.
12. The emergency access to this site was accepted by the Poudre Fire
Authority with the boulevard island design. The new cul de sac design will
provide the same access within the public R.O.W.
13. If the City desires a utility coordination meeting we would be pleased to
work together to minimize any utility conflicts.
15. The new cul de sac design at the end of Rule Drive will eliminate any private
portion of that R.O.W.
16. The elevations submitted illustrate 3 different architectural styles each
having a walk-up porch or grade level entry option. Additionally exterior
colors will vary creating many different looks. With only 16 homes
contained in this development, it was concluded that the amount of variety
proposed is appropriate.

17. It is our opinion that narrow private streets provide a safe environment for
pedestrians. There is no through traffic in this neighborhood and most of
the residents will access their homes via the alley entrance to the garages.
Therefore the loop street will function primarily for guest circulation. Given
the scale of the project, the traffic should be minimal and the streets will be
a safe alternative for pedestrian circulation.
Based on resolution of these comments and our meeting on May 24, 1995, we assume
that this project will stay on the June 26, 1995 Planning and Zoning Board agenda.
