Dear Cathy,
Staff has reviewed your documents for the Cottages at Miramont
P.U.D., Phase VI - Final (A portion of Parcels P & g of the Amended
Oak/Cottonwood O.D.P.) that were submitted to the City on. April 24,
199-5, and would like to offer the following comments:
1. A copy of the comments received from U.S.West is attached to
this letter.
2. An additional fire hydrant will have to be located on the
project site. The hydrant should be located along the private
street near the entryway and must be capable of providing fire
flows of 1,000 gallons per minute with 20 pounds per square
inch residual pressure.
3. Tract A is shown as an access, utility and drainage easement
on the subdivision plat. Where does the access to the site
come from, however?
4. The outer boundary monuments must be described on the
subdivision plat.
5. Comments received from the Water/Wastewater Department are
included on a red -lined Landscape Plan that is being forwarded
to Vaught -Frye with this letter and are included on a red -
lined set of utility plans that have been forwarded to Shear
Engineering with City engineering comments.
6. A copy of the comment sheet received from Jim Clark, the
City's Water Conservation Specialist is attached to this
letter.
7. A copy of the comments received from the Stormwater Utility is
attached to this letter.
8. A copy of the comments received from the Engineering
Department is attached to this letter.

9. The median at the entry in the private street is to be
maintained by a Homeowner's Association. This should be noted.
on the Site and Landscape Plans.
10. In the event that the streets should ever become public
streets, the trees should be planted back off of the right-of-
way.
11. The walks that connect off -site should be built (to the
property line, at least) with this project, if possible. This
will provide. for pedestrian/bicycle access to the future
neighborhood parksite, Miramont Park, since no vehicular
traffic is provided to the park. The neighborhoods are really
'enclaves' and this sidewalk should be built.
12. When and how will the emergency access for this development,
north through the fitness and tennis center, be built?
13. This site is very tight from a utility service standpoint. It
may be necessary to schedule a utility coordination meeting if
it is determined that locations must be clarified.
14. No street cross -sections were submitted with this final P.U.D.
utility plans.
15. Rule Drive is to be a private drive west od a cul-de-sac that
is to be or was built east of this project site. A plat note
must be added stating that this developer will be responsible
for the maintenance of the private portion of Rule Drive..
16. The final elevations show 3 representative architectural
styles for the Cottages at Miramont. Ideally, a good mix of
the styles, possibly including a few more, should be provided
for the 16 units.
17. There is concern about no internal sidewalks along the private
streets. Understandably, the preliminary was approved without
sidewalks but is this the best and safest solution? Sidewalks
could be added without changing the layout and density of the
development.
This completes. the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following datesand deadlines to assure your ability to stay
on schedule for the June 26, 1995 Planning and Zoning Board
hearing:
Plan revisions are due no later than the end of the working day,
June 8, 1995. Please contact me for the number of folded revisions
required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on June 19,
1995.

related to these comments. I would like to schedule'a meeting with
you as soon as possible, if necessary, to discuss these comments.
