DESCRIPTION
Know all persons by these presents, that the undersigned being owners of the following described land: (Per
Special Warranty Deed Recorded with the Larimer County Clerk and Recorder under reception number
20220063768)
A portion of the Southwest Quarter of Section 6, Township 7 North, Range 68 West of the 6th Principal Meridian,
City of Fort Collins, County of Larimer, State of Colorado, being more particularly described as follows:
Basis of bearings: Bearings are based on the West line of the Southwest Quarter of said Section 6, which is
assumed to bears S 00°33'41" W,
Commencing at the West Quarter corner of said Section 6;
Thence S 00°33'41" W, on the West line of said Southwest Quarter, a distance of 275.40 feet;
Thence S 89°26'19" E, a distance of 30.00 feet, to a point on the East Right of Way of Vine Drive, being 30 feet
West of and parallel with the West line of said Southwest Quarter and the Point of Beginning;
Thence on the arc of a non-tangent curve to the left with a central angle of 22°27'41", a radius of 1,137.53 feet, an
arc length of 445.94 feet, a chord bearing of S 33°55'58" E, and a chord length of 443.09 feet to a Point of
Tangency;
Thence S 45°09'49" E, a distance of 202.29 feet;
Thence on the arc of a tangent curve to the right with a central angle of 35°26'58", a radius of 1,012.50 feet, an
arc length of 626.44 feet, a chord bearing of S 27°26'21" E, and a chord length of 616.50 feet to a Point of
Tangency;
Thence S 09°42'52" E, a distance of 149.85 feet;
Thence S 87°08'17" W, a distance of 410.22 feet;
Thence N 89°42'52" W, a distance of 302.45 feet, to a point on the East Right of Way;
Thence N 00°33'41" E, on said East Right of Way, a distance of 1,224.14 feet to the Point of Beginning,
Excepting therefrom that portion conveyed to the City of Fort Collins in Special Warranty Deed recorded
December 13, 2021 at Reception No. 20210112700; described as follows:
A tract of land located in the Southwest Quarter of Section 6, Township 7 North, Range 68 West of the Sixth P.M.;
City of Fort Collins, County of Larimer, State of Colorado; being more particularly described as follows:
Commencing at the West Quarter corner of said Section 6, and considering the West line of the Southwest
Quarter of said Section 6 to bear S 00°33'41" W, said line being monumented on its North end by a 3" Aluminum
Cap Stamped LS 20123,
and on its South end by a 2.5" Aluminum Cap Stamped LS 17497, based upon GPS observations and the City of
Fort Collins Coordinate System, with all bearing contained herein relative thereto; thence along said West line, S
00°33'41" W, a distance of 732.42 feet; thence S 89°26'19" E, a distance of 30.00 feet to the Point of Beginning,
said point being on the East Right-of-Way line of Lindenmeier Road; thence along said East Right-of-Way line, N
00°33'41" E, a distance of 457.01 feet to a point on the Westerly boundary of that tract of land described in
Special Warranty Deed recorded June 19, 2018 at Reception No. 20180037020 in the office of the Larimer County
Clerk and Recorder;
Thence along said Westerly boundary, 445.94 feet along the arc of a non-tangent curve to the left, having a
radius of 1,137.50 feet, a central angle of 22°27'43", and a chord which bears S 33°55'58" E, a distance of 443.09
feet; thence continuing along said Westerly boundary, S 45°09'49" E, a distance of 35.98 feet; thence N 52°32'37"
W, a distance of 169.11 feet; thence 62.01 feet along the arc of a curve to the left, having a radius of 52.00 feet, a
central angle of 68°19'22", and a chord which bears N 86°42'18" W, a distance of 58.40 feet; thence 34.88 feet
along the arc of a compound curve to the left having a radius of 45.00 feet, a central angle of 44°24'55", and a
chord which bears S 36°55'33" W, a distance of 34.02 feet; thence S 14°43'06" W, a distance of 117.23 feet; thence
48.42 feet along the arc of a curve to the right, having a radius of 40.00 feet, a central angle of 69°21'40", and a
chord which bears S 49°23'56" W, a distance of 45.52 feet to the Point of Beginning.
which above described tracts contain 482,452 square feet or 11.076 acres, more or less (±), and may be subject
to easements and rights-of-way now on record or existing.
