Box 580 Fort Collins, CO 80522 Dear Ted; urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (303) 226-4074 FAX (303) 226-4196 Attached are five prints of the Outback Steakhouse at Harmony Market (8th Filing) Preliminary and Final PUD Plan, revised in response to Staff Comments. Specific responses include: 4. The drive widths near the large willow tree in the easterly portion of the parking lot have been reduced to 22' as suggested. In order to better protect the tree and increase its chances of survival, the additional 2' has been added to the island. 5. The three "existing" trees shown on the earlier plan were small siberian elms that were on the site prior to development of Builders Square. These elms were apparently removed by the City some time ago. As recommended by the City Forester, the plan has been revised to indicate the removal of the three remaining siberian elms near the front of the proposed building. Additional planting has been added in this area, and three of the parking lot islands have been enlarged as we discussed. Outback's experience with other sites indicates that they will need all of the parking shown, as well as the shared parking across the existing service drive. 15. The roof has been changed to match the Forest Green metal roof proposed for the Lees - Outpost/Sunsport building on Pad #5. Ten sets of prints, reductions, and color renderings will be submitted by September 19th. We appreciate your assistance in the planning of this project.
