CTL|Thompson, Inc. previously provided a Preliminary Geotechnical Investigation for
the Springer-Fischer property in Fort Collins, Colorado. The investigation was performed
under CTL|T Project No. FC07733-115, report dated May 11, 2017. We were provided with
cut/fill plans as well as updated site plans, and were requested to review our report to verify
that the recommendations contained within are still appropriate at this time.
Development plans created by Galloway project No. HFH000022.10 dated August
17, 2021, Norris Design, project No. SP100, recorded November 7, 2022, and a cut/fill map
provided by a subcontractor at the site were reviewed in order to prepare this letter.
Currently, the site grading is underway over most of the subdivision. Portions of the sanitary
sewer have been installed below the proposed Greenfields Drive, between Mulberry
Frontage Road and International Boulevard. Storm sewer installation is underway. Cuts on
the order of ½-foot to 6 feet are planned, with most of the cut greater than ½-foot expected
in areas where there are to be detention ponds. Fill on the order of ½-foot to 7½ feet are
planned over much of the site. The fill is expected to be approximately ½-foot to 3 feet on
Filings 2 and 4.
The material encountered during excavations at the site, which have been observed
by CTL|Thompson, appeared to be consistent with that found in our borings. Shallow
groundwater was the primary geotechnical concern at this site. Groundwater was measured
at depths of 5½ to 11 feet in our borings and is assumed to have remained unchanged.
The installation of utilities may result in a change in the groundwater levels. The
recommendations presented in the preliminary investigation report remain valid.
