Dear Greg:
Staff has reviewed the request for Steele's Market Retail Addition,
Final P.U.D. and offers the following comments
1. The Engineering Department will need additional detail on the
construction of new sidewalks. This detail should be added to
the site plan, thereby alleviating the need to submit a
utility plan..
2. The original construction documents for Steele's Market
submitted for building permit in 1991 state that the allowable
floor area of the building is "unlimited" in accordance with
Section 506(b) of the Uniform Building Code. This section of
the building code requires that the building be entirely
surrounded and adjoined by public ways or yards not less than
60 feet in width. The west exterior wall.of the existing
building is located on the property line. This discrepancy
should be addressed prior to P.U.D. consideration of the
retail expansion.
3. Since the expansion exceeds 5,000 square feet in area, an
automatic fire suppression system is required in accordance
with Section 3802 of the U.B.C., as amended by the City of
Fort Collins..
4. The new expansion area shall be accessible to persons with
disabilities in accordance with U.B.C. section 3103 and U.B.C.
Appendix 3106. Please provide. designated and marked
accessible routes between building and the public way, and
accessible parking and building. Please provide parking signs
per Appendix section 3107.'
4. On the site plan, please label as sheet one of three. Also,
please indicate in the title that this is a "Final P.U.D."
5. On the landscape plan, please label as sheet two of three.
6. Are there any plans to re -locate the existing trees? Can
these trees be planted elsewhere on the property such as

around the detention pond or other areas in the Harmony
Market? If these trees are to be removed and cannot be
relocated on the site, it is suggested that Poudre R-1 be
contacted for a possible donation since there are several new
schools, including the new high school, which have substantial
landscaping needs.
7. on the architectural elevation, please label as sheet three of
three.
This concludes Staff comments -at this time. Staff would like to
add that P.U.D. documents are complete and detailed and represent
a commendable submittal package. Please note the following
deadlines for the August 22, 1994 Planning and Zoning Board:
Plan revisions are due August 4, 1994.
P.M.T.'s, renderings, 10 prints are due August 15, 1994.
