Hampden Avenue Suite 525 Denver, CO 80231 Dear Craig: Per our phone conversation yesterday, this letter confirms the status of the City approvals for the Red Robin Restaurant, Harmony Market 6th Filing, P.U.D. Ted Shepard has received the final. mylars for the site plan, landscape plan, and plat. He is obtaining the necessary City signatures on those documents to ready them for recording.. I am currently circulating the final mylars for the utility, grading, and drainage plans for City signature. Once the signatures are complete, I will return the original mylars through you to your engineer. He will then need to provide us with a sepia set and 3 blueline print sets with each sheet stamped and signed by a Colorado registered professional engineer. The drainage report. has been approved and I will be forwarding an approved copy to you and one for your project engineer for your records. Lastly, now that the plans are being circulated for final approvals, -the development agreement is also being finalized. As you requested, I will be forwarding a draft and 5 final copies for signature to Keith Hurley. He should receive those via Federal Express early next week. .The draft is for the developer's use to redline or mark any changes or questions they may have. If there are no further changes to be made, the developer needs to sign all 5 copies and return them to -me. Upon receipt of the signed development agreements, the mylar sepias and prints of the utility plan set, and the posting of the erosion control bond in the amount of $3,030.00 as stipulated in the development agreement, Ted will record the final plat and P.U.D. documents. At that time, for the purposes of the P.U..D. approval and public improvement plan review, a building permit can be issued and sitework can begin. 281 North College Avenue • P.O.
