College Avenue Fort Collins, CO 80524 Re: Bloom – Filing One: Minor Subdivision and Minor Amendment, Round 1, Narrative To Whom it May Concern: On behalf of the Applicant, Mulberry Development, LLC, we are pleased to submit these materials for a Minor Subdivision and Minor Amendment (Round 1 review) to the recently recorded Bloom - Filing One Final Plan and Plat. This submittal reflects the following amendments being made to Bloom – Filing One: 1. Identification and relocation of a raw water well. The current well is located under the future extension of International Boulevard and will be shifted to the future Filing 4 site. 2. Rename “Parkland Street” to “Robud Farms Drive”. 3. Removal of lots 32 & 33 of Block 1 and reorientation of lots 30 & 31 of Block 1 to front Robud Farms Drive (currently Parkland Street). This adjustment provides more area for the planned park in this area. 4. Detention Ponds and Storm Inlets. The site plan developed as part of the Bloom Filing Four PDP (currently under City review) has necessitated changes to detention ponds and storm inlets. This amendment captures those changes. 5. Revised sewer/water connections that will serve proposed Bloom – Filings Three and Four development. 6. Create condo pads and ultimately plats for cottage homes. (Filing 1 Blocks 6, 7, 8, 9, & 10) 7. Updated irrigation plans to reflect latest routing and sizing to irrigation design. 8. Add easement for planned non-potable irrigation system in cottage home areas (Filing 1 Blocks 6, 7, 8, 9, & 10). 9. Addition of Filing 1 phasing depicted on plans. 10. Revise north and south pumphouse locations. 11. Obelisk added to site plan and architectural elevations included. 12. Update mail kiosk locations. The aforementioned amendments have been bubbled, as appropriate on the accompanying plan sets. Only those sheets that the amendment impacted were included as part of the submittal package. In addition to this narrative, included within this Round 1 submittal are the following documents: 1. Minor Subdivision Development Application 2. Minor Amendment Development Application 3. Official City Checklist 4. Response to Concept Review Comments 5. Minor Subdivision Plat 6. Construction Plans 7. Drainage Report 8.
