A fire hydrant capable of providing Fire Flow according to IFC B105.2 is required within 300 feet of any commercial building and every 600 feet on center as measured along an approved path of vehicle travel. For the purposes of this code, hydrants on the opposite side of arterial roadways are not considered accessible to the site. The nearest hydrant is located at the Southwest corner of Mason and Horsetooth. When measuring along an approved path of travel and staging locations on McClelland, the distance is beyond 300 feet to the existing hydrant. Also there is no hydrant located within 600 feet of the existing hydrant in this area. A new hydrant will be required and I would recommend one at the Northwest corner of the property for infill along McClelland and accommodate the lack of hydrants along this road.
