Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be removed from the PDF’s. AutoCAD turns drawing text into comments that appear in the PDF plan set, and these must be removed prior to submittal as they can cause issues with the PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and newer) in the command line and enter "0". The paint booth appears to be proposed within an existing 6' utility easement on the west side of this property. No updated floor plans or site plans have been submitted so I am assuming the building will contain an automatic fire sprinkler system. The fire access distance can be extended due to the sprinkler system so access from Troutman would be acceptable. The next submittal will need to show a detailed site plan with the included addition and fire lanes if applicable. If the building contains or will contain a fire sprinkler system, this shall be noted on the plans or in the comment response letter. Sheet C3 shows the detailed site plan. An automatic fire sprinkler system shall be provided to meet Code requirements. Contact: Sarah Carter, 970-416-2864, scarter@poudre-fire.org Topic: General Comment Number: 1 12/23/2019: SPRAY FINISHING Spray booths require separate permitting by Poudre Fire Authority and fully compliant with Section 2404 of the International Fire Code as follows: > IFC 2402: The application of flammable or combustible liquids by means of spray apparatus in continuous or intermittent processes shall be in accordance with the requirements of Sections 2403 and 2404.2 through 2404.9.4. If the spray application of flammable finishes operations are to be conducted within the structure, there shall be at least one approved spray application of flammable finishes booth or spray room within the structure. Such booths shall be listed and labeled units with ventilation (exhaust and make-up air) systems 10 designed and all plans stamped by a Colorado Registered Mechanical Engineer. Spray rooms required total design by a Colorado Registered Mechanical Engineer with Structural Engineers assistance. Noted and provided Comment Number: 2 12/23/2019: BUILDING PERMITS When submitting for building permit though the City of Fort Collins please be advised Poudre Fire Authority is an additional and separate submittal. Noted Comment Number: 3 12/23/2019: FIRE LANES Fire access is required to within 150' of all exterior portions of any building, or facility as measured by an approved route around the perimeter. For the purposes of this section, fire access cannot be measured from an arterial road. Any private alley, private road, or private drive serving as a fire lane shall be dedicated as an Emergency Access Easement (EAE) and be designed to standard fire lane specifications. In addition, aerial apparatus access requirements are triggered for buildings in excess of 30' in height. Code language and fire lane specifications provided below. > IFC 503.1.1: Approved fire Lanes shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. When any portion of the facility or any portion of an exterior wall of the first story of the building is located more than 150 feet from fire apparatus access, the fire code official is authorized to increase the dimension if the building is equipped throughout with an approved, automatic fire-sprinkler system. Per coordination with Marcus Glasgow, a sprinklered building will allow for enough distance to accommodate fire response without the addition of a platted Fire Lane Comment Number: 4 12/23/2019: FIRE LANE SPECIFICATIONS A fire lane plan shall be submitted for approval prior to installation. In addition to the design criteria already contained in relevant standards and policies, any new fire lane must meet the following general requirements: > Fire lanes established on private property shall be dedicated by plat or separate document as an Emergency Access Easement. > Maintain the required 20 foot minimum unobstructed width & 14 foot minimum overhead clearance. Where road widths exceed 20 feet in width, the full width shall be dedicated unless otherwise approved by the AHJ. > Be designed as a flat, hard, all-weather driving surface capable of supporting 11 40 tons. > Dead-end fire access roads in excess of 150 feet in length shall be provided with an approved turnaround area for fire apparatus. > Dead-end roads shall not exceed 660' in length without providing for a second point of access. Dead-end access roads in excess of 1320 feet in length require a third point of access. Dead-end access roads in excess of 2640 feet in length require a fourth point of access. > The required turning radii of a fire apparatus access road shall be a minimum of 25 feet inside and 50 feet outside. Turning radii shall be detailed on submitted plans. > Dedicated fire lanes are required to connect to the Public Way unless otherwise approved by the AHJ. > Be visible by red curb and/or signage, and maintained unobstructed at all times. Sign locations or red curbing should be labeled and detailed on final plans. Refer to LCUASS detail #1418 & #1419 for sign type, placement, and spacing. Appropriate directional arrows required on all signs. Understood. A building permit is required from Building Services and also from the Fire Department (PFA). 1. Must comply with 2012 IBC section 416 and IFC chap 15. 2. Automatic fire extinguishing system required per IBC section 416.5 and 903. 3. Must provide ventilation per IFC section 1504.7 & 2012 IMC section 502.7. The exhaust outlet termination must be 30 feet from a property line and 10 feet away from openings into the building. 4. Must comply with National Electrical Code section 516. 5. Spray-in truck bed liner complying with IFC 1504.2 excep #1 is a ‘Spray Area’ and the only requirement is ventilation. 6. Spray Booth: a. Is an appliance and main occupancy does not change. b.
