I.
I overview
Builders Square #1580 is part of the Harmony Market P.U.D.
which is located on the south side of Harmony Road between
Boardwalk Drive and Lemay Avenue in the northeast corner of
Section 1, City of Fort Collins, Colorado.
The Harmony market P.U.D. has been developed in several
phases. The existing Builders Square building was developed
as the second filing to the P.U.D.. This report is therefore
being submitted as an addendum to the most current drainage
report for the P.U.D. which was dated September 20, 1990 and
was prepared by RBD Engineering Consultants of Fort Collins,
Colorado and will henceforth be referred to as "the original
report."
Our current proposal is to make a revision to the second
filing which will consist of an 80 foot wide building
expansion and 95 foot wide outdoor garden shop and lumber
staging area to be expanded out the east side of the building.
This will include the appropriate expansion of the parking lot
as well as relocation of driveways and utilities.
II Drainage Criteria and Procedures
All drainage criteria and procedures such as required release
rates and storage volumes utilized in the original report will
be maintained throughout this report.
III Analysis
Attached to this report is the original "Overall Drainage
Plan" for the shopping center (please see Appendix #1) which
was prepared by RBD Engineering Consultants and approved by
the City. Our intention is to revise this plan to accommodate
the proposed Builders Square expansion.
The drainage scheme for this expansion to the Builders Square
is to enlarge the area tributary to pond "D" and decrease the
area tributary to pond "G" (please see Appendix #3). The area
tributary to pond "D" will increase by 1.45 acres from 4.82
acres to 6.27 acres, a 30.1% increase. The area tributary to
future pond "G" will decrease by 1.44 acres from 2.52 acres to
1.08 acres. The areas tributary to ponds "E" and "L" will be
altered by less than 2/100ths of one acre which we will
consider insignificant and ignore.

The approved overall drainage plan calls for a required
storage volume of 2.50 acre-feet for pond "D." Since the
Builders Square expansion will increase the tributary area to
pond "D" by 30.10, the new required volume will be 2.5 x 1.301
3.25 acre-feet. Pond "D", as constructed, has a capacity of
2.95 acre-feet to the 90.5 storage elevation (please see
Appendix #5) .

With the construction of this phase, we will expand pond "D"
by 0.31 acre-feet. This will result in 3.26 acre-feet of
storage, meeting the required amount.
Pond "G" will be designed and constructed in future phases of
development. Since it's tributary area is 1.08 acres, the
discharge from it will be restricted to 1.08 x 0.2 = 0.22 cfs.
This restricted flow will be provided by a separate orifice to
be installed at the time pond "G" is constructed.
Pond "D" will continue to receive discharge from ponds A,
B,and C and have a total tributary area of 31.18 acres and an
allowable release rate of 0.2 X 31.18 = 6.24 cfs. A 10.5 inch
orifice will be provided in the outlet of pond "D" (see
Appendix #7 for sizing calculations).
