Box 580 Fort Collins, CO 80522 Dear Ted; urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (303) 226-4074 FAX (303) 226-4196 Attached are five prints of the Builders Square Expansion Preliminary and Final PUD Plan, revised in response to Staff Comments. Specific responses include: 1. According to Neenan Company minutes of September 12, 1994 in which Debra and Cheryl of Building Inspection, Roger Frasco of Poudre Fire Authority, and Jim Brannan of the Neenan Company were in attendance, with the general consensus being: * The entire center was originally proposed to be an in -line development - one large sprinklered structure with large open space yards in all directions - hence staff felt a type V-N construction with automatic sprinkler and setbacks on all sides would allow unlimited area per UBC Section 506 (b). * The decision was that the west property line was not an issue of concern and Neenan was directed to proceed in the manner described, with unprotected structural frame. * Other aspects of the code which Neenan complied with were incremental emergency exists close to travel distance and sprinklering of the exterior canopy areas. If further clarification is needed, please contact Jim Brannan of the Neenan Company. 2. There are currently eleven marked accessible parking areas at Builders Square. We have added an additional one to bring the total up to twelve. These spaces are located to provide access to all the public entrances and exits to the building. 3. Additional brick column/trellis treatments have been added to the building facade to provide animation to the facade. In addition, the applicant has urban design, inc. proposed a smaller version of the gable be located at the garden center. This would provide additional animation to the facade, while not deemphasizing the main entrance to the building. 4. Builders Square does not wish to add any additional entrances/exits to the store as it would not work with their merchandising. There are currently three primary entrances/exits to the store ,an additional door for large purchases, and the garden center entrance for a total of five entrances/exits available to the public. 5. A 10' screen wall has been added on the south side of the garden shop as requested. 6. A planting area on the West side of the rolling gate is not advisable as it would not be against any structure and may be damaged by trucks and other machinery. With the addition of the screen walls and additional planting along the north side of the detention, this planting area would be difficult to see from OakRidge Drive. 7. It is intended that all the screen walls would match the building in material and color. 8. As per our conversation, we will stripe the drive for pedestrian access in front of the new garden center entrance. Ten sets of prints, reductions, and color renderings will be submitted by May 16th.
