Resubmittals are accepted any day of the week, with Wednesday at noon being
the cut-off for routing the same week. When you are ready to resubmit your
plans, please notify me as much in advance as possible.

LUC 2.211 Lapse, Rounds of Review: Applicants, within one hundred eighty
(180) days of receipt of written comments and notice to respond from the City
on any submittal (or subsequent revision to a submittal) of an application for
approval of a development plan, shall file such additional or revised submittal
documents as are necessary to address such comments from the City. If the
additional submittal information or revised submittal is not filed within said
period of time, the development application shall automatically lapse and
become null and void.

The applicant will need to submit the paperwork for recordation for the
easements on the site. It does not appear that there is a plat for the document
so the documents will need to be recorded before the plans are signed. Please
add a line to the easement notes where the recordation number for the
easement documents can be entered.
The annotation “RECEPTION NO.________” has been added to the description note on pages
L1.0, A1.0 and survey page LS1 in the plan note and in the description.

Thank you for providing the easement documentation. This easement will need

In viewing the provided survey, it appears that the existing transformer is
partially outside of the existing 9' Utility Easement. For this transformer to be
used as a shared power source, it will be required that the transformer and
transformer pad be completely within a dedicated City Utility Easement with 5'
of clearance on all side to allow for construction activities if the transformer
requires replacement. If the Verizon Wireless Utility Easement illustrated on the
plans is to be a City Utility Easement and not a private Easement, the proposed
easement will suffice.
The easement is noted as “City of Fort Collins Utility Easement, Reception No.______”
And will be recorded as such.

diagram for all commercial meters will need to be completed and submitted to
