Public Service Company of. Colorado has stated that they need 13 feet from back of sidewalk for a utility easement, with no trees in the easement electric and gas mains are both to be behind the walk. 2. A copy of the comments received from Sharon Getz of the Building Inspection Department is attached to this letter. 3. U.S. hest has stated that their comments and concerns are the same as for the Courtyards at Miramont P.U.D., Second Filing, Preliminary Plan. 4. The Light i Poorer Department has indicated that they will have to install the electric system to accommodate more than just the.2 lots shown in Phase I. Their facilities would have to be installed for a minimum of 10 lots. Please contact Janet Perry if you have questions about electric service to the site. Janet can be reached at 221-6700. 5. A copy of the comments received from the Natural Resources Department is attached to this letter. 6. The comments received from the Engineering Department are as follows: a. The 1980 soils report submitted is out of date, but it is OR since you will not be constructing public streets in this development. Also, the report does not pertain to the exact area of this development. b. You must construct sidewalk along Boardwalk Drive adjacent to the detention "irrigation" pond (Tract B). 281 North College Avenue . P.O. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750 c. Off -site easements are needed for water and sanitary sewer across the "parks" outparcel. d. Additional comments have been sent to your engineer .on red -lined utility plans. Please contact Kerrie Ashbeck if you have questions about the Engineering comments. Kerrie can be reached at 221-6750. 7. What are the "open space" connections intended to be used for? These occur between Lots 29 & 30 and 37 & 38. The subdivision plat graphically shows them but does not define them. 8. The proposed emergency access location, and type of surface, must be clearly defined. How will this occur if the "park" to the south were to disappear? 9. The. pedestrian paths in Tract A and around the irrigation pond should be 6' wide instead of the 41, as shown. Also, a path should be provided through Tract A, to the park, between Lots 33 & 34. 10. The Land Use Breakdown on the Site Plan indicates a total of 44 lots in this filing, yet 46 lots are shown on the plan. Phase I, Lots 1 & 2, should be labeled as not being a part of the Second Filing? Also, the net density as indicated would reflect 46 dwelling units on 10.63 acres. 11. General Note 6 on the Site Plan references fencing guidelines. Guidelines are a good idea and the City would like to review these guidelines. 12. A pipe to the detention pond must be designed to include incoming flows from the tennis center to the north. The hydrology calculations will have to be revised. 13. vehicular access between the Courtyards at Miramont, Second Filing and the Cottages at Miramont must be provided with this request. Right-of-way will have to be dedicated and should occur in the area of Lots 19 & 20. 14. Is it -possible to provide landscaping along the edge of the irrigtion pond, between the top of slope and the pedestrian pathg:: This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the -following dates and deadlines to assure your ability to stay on schedule for the June 27, 1994 Planning and Zoning Board hearing: E Plan revisions are due no later than June 91 1994. Please contact me for the number of folded revisions required for each document. PMTos, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board.packets) are due by 3:00 p.m. on June 20, 1994. A parapet extending 30-inches' above the roof surface is required unless the structure complies with the exceptions to Section 1710. Projections, such as cornices, eave overhangs or exterior balconies shall not extend over the property line and must comply with UBC Sections 1711 and 504.
