College Avenue Fort Collins, CO 80522-0580 RE: The Cottages at Miramont - Preliminary Dear Ted, In reference to your April 22, 1994 Staff Comments, we offer the following responses: 1. O.K., this will be noted on the Final Engineering Drawings. 2. Gas line/street tree locations will be closely coordinated at time of construction. 3. O. K. 4. O. K. 5. O. K. 6. The notations have been changed on the Site Plan. 7. The applicant feels that 20' wide is adequate for the alley. See attached. 8-9. A boulevard entry has been created to gain two points of access, therefore no point on the double loop street would exceed the 900' limit. At this time, the applicant does not wish to have a connection between the two developments. It is desirable to maintain two separate project identities. 10. The future of Phase VII of the Cottages is unknown at this time, therefore the project will rely on the present street system to achieve a second point of access. 11. The Cottages developer will participate in the overall pedestrian path network by creating several 6' wide connections to the adjacent properties. 12. All paths will be 6' wide. 13. As in the Courtyards at Miramont P.U.D., based on previous conversations with Sharon Getz, a 6' easement on adjacent property will provide adequate separation between buildings. The wall along the zero lot line will be wood siding, with either a dormer window or glass block window. 14. Shepard Cottages at Miramont Page 2 15. A. The front yard setback will be 15' wide. The variety of the front porch details will provide enough of a "stagger". The 5' long driveways are to remain this length in order to discourage cars from parking on the driveways and protruding into the alley. B-E. See attached elevations. Note the three front porch styles: A covered entry, a full porch, and a partial porch. The roof pitches will be a consistent 10:12. The materials will be hardboard siding in varying colors. 16. Additional landscaping has been added. 17. Additional landscaping has been added in these areas. More detail will be shown at final. 18. A-E. These changes have been made to the site plan.
