A traffic impact study was prepared for the project and documented in the December 16, 2020, report. This study was conducted with the proposed 137 continuing care units. The updated project will allow for 158 units. The table shown below compares the original 137 units with the 158. It should be noted that the original trip generation was estimated using data from the Institute of Transportation Engineers (ITE) Trip Generation Manual, 10th Edition. The manual has been updated and the most recent version is the 11th Edition. As indicated in the table, the difference in the trip generation is negligible. Due to the updated trip generation rates, the PM peak hour inbound traffic decreases slightly. Section 4.2.3 of the Larimer County Urban Area Street Standards, August 1, 2021, indicates that a change in the project traffic estimates of less than 20 percent, 20 peak hour trips, and/or 200 daily trips do not require an update to the traffic study. The increases do not meet these thresholds. Steve, let me know if you have any questions or comments.
